The Brooklyn neighborhood near Downtown is planned for a retail and dining project next to Brooklyn Station on Riverside.
The 12,500-square-foot Brooklyn Place is proposed by The Ferber Company Inc. on a 1.5-acre site at Riverside Avenue and Leila Street, referred to as the “Jug Handle” property.
England-Thims & Miller Inc. is listed as the engineer, with FWH Architects Inc. as the architect.
According to the project summary, the new inline retail center will match Brooklyn Station by fronting Riverside Avenue and will contain three restaurants and two retail stores.
Ferber describes the unidentified retail and restaurant tenants as “national, regional and experienced local operators consistent with the existing Brooklyn station tenant mix.”
May Street, west of Leila Street, will be permanently closed.
The development group said previously it tried to lure a national pharmacy chain but that Walgreens and CVS didn’t feel the area had enough foot traffic to support their stores.
Ferber is looking for a 50 percent reduction from the Downtown Overlay parking requirements to 90 spaces. Additionally, Ferber will create 37 public parking spaces as part of an already agreed upon land swap with the city, on Magnolia Street in front of The Brooklyn Riverside apartment complex.
The project is expected to break ground in December and finish by July 2019.
Before construction can begin, the plans need conceptual and final approval from the Downtown Development Review Board, and the developers will need to secure the development rights from the DIA.
The Downtown Development Review Board meets at 2 p.m. Thursday in the Lynwood Roberts Room on the first floor of City Hall Downtown at 117 W. Duval St.
