New retail center planned near River City Marketplace

Permit applications for West Kernan Apartments filed; Gateway Village developer buys land.

Ashco Inc. intends to develop a retail building at 725 Skymarks Drive in River City Marketplace.

A rendering at ashcoinc.net shows several tenants, with La Nopalera restaurant at one end, a Bellezza Nails Spa, at least one more tenant and an unnamed medical facility at the other.

The 22,040-square-foot multitenant building is in city review at a $1 million construction cost. Tenant build-out would be separate.

Ashco says tenant spaces are available from 1,500 to 3,000 square feet.

The project – called River City Market Place – also is in review by the St. Johns River Water Management District. It is near the Aloft hotel.

Plans also detail a 2,005-square-foot waterfront patio.

Permit applications for West Kernan Apartments filed

The city is reviewing permits for the 301-unit West Kernan Apartments at 12517 Beach Blvd.

Waypoint Residential of Atlanta plans to develop the 17 apartment buildings on 26.33 acres at a construction cost of almost $40 million.

The units comprise 137 one-, 142 two- and 22 three-bedroom units, permit applications show. 

There are 12 three-story buildings. Five buildings are two-story carriage houses with two or three two-bedroom apartments.

There also is a clubhouse and a maintenance building.

Bradley Coe of Colliers International is representing Waypoint Residential in the property purchase. He said previously that interiors will be high-end with finishes that include nine-foot ceilings, granite countertops and stainless steel appliances. 

A resort-style amenity package will feature a zero-edge pool overlooking a lake and a fitness center.

Coe said Waypoint will close on the land purchase in a few weeks and then start horizontal improvements. Summit Contracting Group is the contractor.

He said the targeted average rental rate will be in the range of $1.55 to $1.65 per square foot, similar to the nearby Point at Tamaya apartments.

Waypoint Residential also developed that project at 3050 Tamaya Blvd.

Gateway Village developer buys land

Developers of Gateway Village at Town Center bought an outparcel at the property to build a 9,000-square-foot retail building.

Jacksonville Gateway Village LLC paid almost $1.14 million for the 1.51-acre Outparcel 2 at the property at Deerwood Park Boulevard and Gate Parkway.

It bought the land from members of the Skinner family.

Gateway Village includes the Satori apartments, a RaceTrac gas station and convenience store and two multitenant retail buildings.
