Miles River Partners LLC intends to break ground in October for the Crossroads Distribution Center Building 100 in Northwest Jacksonville and complete the speculative structure in the second quarter.
Principal Michael Bradley said total hard construction costs for the first phase are anticipated at $12 million.
The city is reviewing a permit application for Arco Design/Build Inc. to construct the 297,000-square-foot building on 11.52 acres at 6590 Pritchard Road at a job cost of almost $6 million.
Plans show 22 bays, 65 dock doors, two drive-in doors and spaces for 199 cars and 62 trailers.
Bradley said several prospective tenants have shown interest but none have signed.
The building can accommodate up to four tenants, although Bradley said one or two would be optimal.
“The Jacksonville market is strong and getting stronger,” Bradley said. “There are not a lot of options in the market currently for the 100,000- to 300,000-square-foot user.”
Miles River Partners, the project developer, is based in Southport, Connecticut. Plans show that it is a partner in the venture with TriGate Capital of Dallas.
They own about 100 acres at the park, of which 40 acres are usable. The total project will be up to 550,000 square feet, he said.
The Wayfair Inc. job postings continue for Jacksonville.
Among the latest is a “Leave Specialist” as a member of the field HR team reporting to Boston headquarters.
Initial responsibilities include creating a leave-of-absence administration process and training the talent management team. The role is responsible for complete day-to-day administration of the leave programs for the home-furnishings online retailer’s field locations.
Wayfair does not have a Jacksonville location but has been posting jobs for the city.
