Atlanta-based Rooker announced that it started construction of a 155,820-square-foot speculative industrial facility in Perimeter West Industrial Park in Northwest Jacksonville for completion by Dec. 1.
The 4345 Perimeter Industrial Parkway N. structure at northeast Interstate 295 and Pritchard Road is available for lease or purchase, Rooker said.
It is designed for warehousing, distribution and light manufacturing and can accommodate tenants as small as 45,150 square feet.
CEO John Rooker said the company has wanted to invest in the Jacksonville market for some time.
“Jacksonville is experiencing strong population growth and job growth. We expect that our investments in Perimeter West will result in the creation of new jobs and an expanded tax base, which will benefit the local Jacksonville community,” he said in a news release.
He said Perimeter West is a central location in the market’s largest submarket.
Rooker bought the remaining 39 acres of undeveloped land within Perimeter West Industrial Park in October. The acquisition included three industrial-zoned parcels and one retail-zoned land parcel.
The company is grading the remaining industrial-zoned acreage, in addition to building the spec building. The other two industrial-zoned parcels are available for build-to-suit projects up to 250,000 square feet, Rooker said.
Volkswagen, Cardinal Health and Unifirst are existing tenants within Perimeter West Industrial Park.
The Rooker project team includes Tetra Tech for civil engineering; Plateau Excavation for site work; Pieper O’Brien Herr Architects; and general contractor FCL Builders.
