Apartment permits in review for $83 million One Riverside

The first phase of 270 units and a restaurant are expected to be completed by year-end 2024.

Construction is in review for the One Riverside apartments at the 1 Riverside Ave. residential and retail project in the Brooklyn area of Downtown at an estimated project cost of $83 million.

The city is reviewing permits for 270 apartments among Buildings 1000, 2000 and 2000B along with permits for an eight-story parking garage and the 2,600-square-foot amenity Building 3000.

Jacksonville-based Live Oak Contracting LLC is the contractor.

Live Oak plans Building 1000 at seven stories and 152 apartments; Building 2000, seven stories, with 73 units; and 2000B, with 45 units, at six stories; and the parking garage at eight levels.

Atlanta-based TriBridge Residential LLC broke ground Sept. 22 for the first phase of its riverfront apartment community.

Fuqua Development of Atlanta bought the 18.84-acre One Riverside property Feb. 4 for $25 million. It sold 4.3 acres to TriBridge for $15.5 million for the apartments. The Northbank property is next to the Acosta Bridge.

Fuqua Development intends to develop Whole Foods Market and other retail space, while the city will uncover and restore McCoys Creek and develop a public park.

One Riverside, designed for apartments, restaurants, retail stores and amenities, is expected to be a $250 million project.

For the apartments, Live Oak Contracting is the contractor; Dwell Design Studio of Atlanta is the architect; Prosser is the civil engineer; Banko Design is the interior apartment designer; and LandDesign is the landscape architect.

TriBridge Partner Katherine Mosley said at the groundbreaking that she anticipates completion of the first 270 units and a restaurant by year-end 2024.

She said the Riverwalk along the riverfront and the connection to the Brooklyn neighborhood will “really enforce the sense of community that the city’s done such a great job cultivating.”

Mosley said the one-bedroom units will average 750 square feet, the two-bedroom units will be 1,250 square feet and the three-bedroom units will run 1,400 square feet. She said rental rates have not been established.

Timing for a second phase of about 125 units depends on development benchmarks on the site.

The One Riverside Jacksonville project is designed on the site where The Florida Times-Union daily newspaper operated. Pece of Mind Environmental Inc. of Orlando began razing the buildings in February.

The Times-Union campus was built in 1967. The Morris family bought the property and the newspaper in 1982 and sold the paper in 2017.

The paper’s staff moved to Wells Fargo Center Downtown in April 2019.

The Jacksonville City Council approved a $31.59 million incentives package Nov. 23 for One Riverside comprising property tax breaks, a forgivable restaurant loan and a parkland buyback to support the multiphase development.

The plan also restores McCoys Creek and adds land for the public park and submerged lands for river access on the east side of the property.

The city issued a site work permit Aug. 19 for TriBridge to clear its acreage and construction permits Aug. 29 and Aug. 30 for the foundations of the apartment buildings and the parking garage.

The St. Johns River Water Management District issued a permit July 1 for TriBridge Residential’s proposed first-phase apartment project along with the amenity building and a 130-seat restaurant and patio.

Plans filed Feb. 18 show TriBridge Residential’s two apartment buildings along the Riverwalk and St. Johns River.

Building 1000 is connected to the restaurant, which includes patio seating. The restaurant is in the apartment buildings but will be a shell and built-out by the tenant.

Building 2000 has a swimming pool along the river and a sky lounge rooftop area.

The eight-level, 625-space parking garage is between Building 2000 and a grocery store that will front Riverside Avenue.

The apartment amenity building is next to the garage. There is a proposed dog run near the Riverwalk, in addition to pedestrian plazas and public art.
