Bartram Park area to get 395-unit apartment complex

A new 395-unit low-rise apartment complex is coming to Bartram Park this year.

The Mahaffey Apartment Co., a Winter Haven-based developer known for building expansive rental complexes in the Tampa and Central Florida area, expects to close soon on property for phase one of The Carlton at Bartram Park, said William Mahaffey, a company partner.

The site is located on the west side of Bartram Park Boulevard, 2 miles south of Old St. Augustine Road. The deal was brokered by Walchle-Lear Multifamily Advisors.

It’s one of the last multifamily sites available in Bartram Park, said Tyler Nilsson, land broker for Walchle-Lear.

With the upcoming expansion of Florida 9B to Race Track Road and commercial and retail development like the planned Bass Pro Shops, it was a prime location.

“They loved the Bartram Park area,” Nilsson said. “They see it increasing in traffic.”

Mahaffey Apartment, under the brand The Carlton Arms, typically builds two-story brick apartments in a Colonial Williamsburg style, with complexes averaging 900 units.

But the project in Bartram Park will be a little different — smaller, three stories, and in a more modern style, Mahaffey said.

So, the developers dropped the “Arms” from the name— an old English word for apartment — calling their most recent project simply The Carlton.

“Times have changed. The big sites aren’t available anymore and raw land isn’t available anymore,” Mahaffey said. “We used to look for 80- to 120-acre sites to get in our normal 800 to 1,000 units.”

This project will be built on 52.7 acres.

Work on The Carlton at Bartram Park should begin July 1, with units coming online six to seven months later and the entire project finishing within a year from ground breaking.

The Carlton will be an upscale luxury product, with large rooms and many upgrades, Mahaffey said.

As the developer, builder, owner and manager of its apartments, the company said it is able to control costs, offer reasonable rates and maintain high occupancy.

Mahaffey Apartment is a 50-year family business that owns and operates more than 8,600 units in 10 apartment communities.

It will be the company’s first project in Jacksonville.

“The Bartram Park DRI (development of regional impact) has done very well, with their housing and their retail,” Mahaffey said. “And, Jacksonville is a huge apartment market. So, we look forward to getting started.”
