David Weekley Homes buys Southside Quarter property

David Weekley Homes bought property at Southside Quarter last week in preparation for a residential development.

Through CND-Southside Quarter LLC, David Weekley Homes paid $6.05 million for the land. 

Developer Hines Holdings Inc., through S-15 Landing Holdings LLC, sold the property at southwest Interstate 295 and Butler Boulevard.

David Weekley Homes and Hines are based in Houston.

David Weekley Homes is pursuing plans to build 46 single-family homes and 89 townhouses at Southside Quarter, according to city documents.

The company did not respond to phone calls Monday.

The housing is designed north of an apartment community that Hines is developing at the new Southside Quarter mixed-use project.

The 105-acre Southside Quarter is master-planned for retail, high-density single-family residential, commercial, hotel and office uses.

The city issued a concurrency reservation certificate in March for 135 single-family homes and condominium units on 11 acres.

The 46 single-family homes are shown along Park Village Drive. The condos, which appear to be townhouses, are shown along I-295 and around the single-family housing. An amenity center is in the middle.

The certificate refers to the project as “DWH Southside Quarters S-15.” S-15 refers to the Hines group that bought the land.

DWH refers to David Weekley Homes. Founded in 1976, the company expanded into Jacksonville in 1998 and is developing in at least 14 area communities.

Hines announced in February it broke ground on Southside Quarter. Parcels are available for retail, high-density single-family residential, commercial, hotel and office uses.

Hines previously released preliminary designs and site plans for the first two 125,000-square-foot Class A build-to-suit office buildings that are available for corporate tenants.

In May, the city approved permits for Hines to develop a 306-unit apartment community on 11 acres. That project signaled the first construction at the site.

The $44.2 million construction job features six four-story, 51-unit apartment buildings at 7385 Park Village Drive.

It also includes three garage buildings, a clubhouse and other amenities.

Hines paid $20 million in October for the Southside Quarter site. The Duval County Property Appraiser’s Office calculated the size of the purchased site at nearly 69 acres.
