Davis family proposes San Pablo townhome community

A company led by Jed Davis of the Davis family is preparing 40 acres to develop a 254-townhome community along San Pablo Parkway south of Beach Boulevard, according to documents filed with the city of Jacksonville.

A mobility fee calculation certificate application submitted Dec. 12 shows that the family, through Estuary LLC, is planning San Pablo Parkway West PUD (Townhomes).

Conceptual site plans show the townhomes divided among 40 buildings on the west side of San Pablo Parkway next to the Crosswater at Pablo Bay single-family community.

The project would include 2 acres for commercial space, 1 1/2 acres for an amenity center and nearly 6 acres of ponds. The project would impact less than 1 acre of wetlands.

The city issued a mobility fee certificate Monday, calculating a development impact of $366,113.

The project was submitted by Tyler Blair, a traffic specialist with England-Thims & Miller Inc. of Jacksonville.

The owner is listed as Estuary LLC at 4310 Pablo Oaks Court in Jacksonville led by Davis. He did not return a call seeking comment.
