New model homes open at Amelia National
ICI Homes opened two new decorated and furnished model homes in Amelia National Golf & Country Club.
The two models, the Egret V and the Cameron, feature open floor plans with large outdoor living spaces.
The Egret V has a Coastal exterior with 3,067 square feet of living space. The one-story floor plan has open living, dining and entertainment areas. The decor highlights cool neutrals with blue accents.
The one-story Cameron brings the outdoors in through a large sunroom and a covered lanai overlooking the golf course. Designed in sea tones and environmental hues, the 2,740-square-foot home has three bedrooms and 2½ baths.

The Avail Group and builder Encore Homes of North Florida opened their model home in Moultrie Woods near St. Augustine. Moultrie Woods, off Wildwood Drive near Florida 207, comprises 17 homesites with three finished homes plus the model.
The model home is the three-bedroom, 1838-square-foot River Birch floor plan at 27 Moultrie Creek Circle. The neighborhood is off Wildwood Drive near Florida 207 and U.S. 1. It is within walking distance to Treaty Park and a short drive to downtown St. Augustine.

David Weekley building value-priced homes in Hampton West
National homebuilder David Weekley Homes is seeking to tap into the value-minded homebuyer market by introducing its Imagination by David Weekley Homes product to Northeast Florida.
The company announced it soon will build Imagination homes in Hampton West. The community is on 58 acres on the west side of VC Johnson Road, 1.5 miles north of Dunn Avenue just northwest of Interstate 295 in Duval County.
“Due to the housing downturn, many builders turned their focus away from first-time homebuyers,” said David Weekley, chairman of David Weekley Homes. “With Imagination by David Weekley Homes, we’re prepared to supply this buyer with the high-quality home they deserve at a price they can afford.”
Construction of Weekley’s model home in Hampton West has begun, with the community scheduled to open for sales in the second quarter of 2018. The company has not released information about size or price ranges of the homes.

Several Davidson Realty agents have been named 2018 Five Star Professionals, according to research firm Five Star Professional.

KB Home plans 78 homes on Philips
New homes are planned east of Philips Highway between Racetrack Road and Florida 9B in Southern Duval County.
National homebuilder KB Home purchased 44 acres, where it plans to build 78 single-family homes, the company said.
The community will be called Williamstown. It will not have a central amenity.
Home sizes will be 1,494 to 3,052 square feet and prices will start in the mid-$250,000s.
In January, Mattamy Homes announced plans to build 514 single-family homes and 125 townhomes on 217 acres in Wells Creek, just south of the KB Home site. Mattamy said prices in Wells Creek will start in the low $200,000s for single-family homes.
KB Home said it anticipates its community will open in spring 2019.
Upscale apartments coming to Kernan, Beach
A new apartment community on Kernan Boulevard is under review with the city.
Waypoint Residential of Atlanta is planning a 301-unit development at northwest Beach and Kernan boulevards near the Earth Works nursery and landscape business. Plans show West Kernan Apartments would comprise 301 apartments in 12 large buildings and five smaller carriage-style buildings.
There will be 161 one-bedroom, 124 two-bedroom and 16 three-bedroom units.
Nine of the buildings will be arranged around a retention pond, the remainder around the perimeter of the 26.33-acre site. The city assessed a $272,058 fee to mitigate traffic impact.
Plans show two free-standing parking garage buildings, 96 garage spaces beneath carriage houses and 502 total parking spaces.
Finishes include nine-foot ceilings, granite countertops and stainless steel appliances. The project will have a resort-style amenity package that features a zero-edge pool overlooking a lake and a state-of-the-art fitness center
Waypoint Residential also developed The Point at Tamaya apartments nearby at 3050 Tamaya Blvd.
Waypoint is scheduled to close on the property in June or July, subject to extensions. Construction is expected to start in the third quarter with the delivery of the clubhouse and first units in August 2019.
Riverside Homes assists Early Learning Coalition
At a recent presentation luncheon hosted by Riverside Homes in its Madeira model home, volumes of books were given to the Early Learning Coalition of North Florida, which is working to bring literacy to children in the St. Augustine area.
Riverside Homes and assisting local real estate firms collected new and gently used preschool books for children up to age 5.
Helping with the project were Watson Realty A1A Beach Blvd and U.S. 1 locations, Lighthouse Realty, Berkshire Hathaway Home Services, St. Augustine Realty, Florida Network Realty, Florida Homes Realty and Mortgage, Davidson Realty and Coldwell Banker Premier Properties in World Golf Village.
“The Early Learning Coalition programs encourage children to enjoy reading and give them opportunities to spend lots of time with books,” said organizer Marjorie Taylor of Riverside Homes. “That’s the first step toward developing strong reading skills and a great start toward improving the statistics in the future.”
