A neighborhood of 276 homes soon will be under development near Cecil Commerce Center.

Liberty Square Jacksonville LLC received a renewal of its mobility certificate of $638,012 to develop Liberty Square northwest of West Meadows Drive North and Chaffee Road South.

Greg Matovina, principal of Matovina & Company, is the manager of the development entity. 

Lots will be a mix of 50 and 75 feet wide. Builders will be Dream Finders Homes, New Atlantic Builders and Advantage Home Builders. 

Matovina said he expects prices to start around $210,000 and exceed $300,000.

The engineer is J. Lucas and Associates. The development subcontractor is Petticoat-Schmitt Civil Contractors. The entire development comprises 108.2 acres. The neighborhood will be near the new Amazon.com facility and other businesses.

“This development is what I would characterize as a ‘brand new area,’ and the reason I call it that is because it is on a brand new connection that runs from Cecil Commerce Center Parkway north of Normandy Boulevard over to Chaffee Road,” said Matovina.

“The main road when you come off Normandy is New World Avenue, which used to dead end a little way past the Amazon facility. The city is now extending it and it will be open shortly to connect to Chaffee Road. We are located in that area,” he said.

Primary entrances will be off New World Avenue, which will border the northern side of the neighborhood.

The first phase is planned to include 115 lots. Infrastructure is expected to be completed in February and model homes opened by midsummer.

at Amelia National

ICI Homes is nearing completion on two, one-story model homes in Amelia National Golf & Country Club. The Egret V and the Cameron models were scheduled to be completed this month. Both feature open floor plans with large outdoor living spaces.

The Egret V, with Mediterranean exterior, has 3,067 square feet with four bedrooms and three bathrooms. The Cameron, a 2,740-square-foot home featuring a French Country design, has three bedrooms and 2½ bathrooms. It includes a large sunroom and covered lanai.

Homes at Amelia National range in price from the mid-$300,000s to the low $500,000s.

Village Walk to add 210 homes near Amelia National

Matovina & Company is planning to build 210 homes on 107 acres across Amelia Concourse from Amelia Walk.

The site was originally a planned Woodside Homes community, which was not built. The neighborhood will be called Village Walk.

GreenPointe Communities is the overall developer of the master planned community.

The first two phases will include a total of 131 homes.

Homes are expected to be priced from the high $200,000s to the high $300,000s.

Cobblestone at Eagle Harbor has new owner

The Cobblestone at Eagle Harbor Apartments in Fleming Island was acquired in November by VR Cobblestone Holdings LP (Venterra Realty) for almost $16.5 million.

The community comprises 168 rental units and 160 condominiums. The 168 rental units were purchased for $98,190 each. Larkspur Eagle Harbor LLC (Larkspur Properties) sold the community at 1717 Doctors Inlet Road.

The 39-acre community was built in 1998 and comprises 41 two-story rental buildings, a clubhouse, fitness center and two swimming pools. The property was built as a rental community, and later some units were converted to condos.

KB Home to build new homes in Mandarin

National homebuilder KB Home is planning a 109-home neighborhood in Mandarin.

Price Park, at Hood Road South and Lourcey Road, will comprise homes from 1,769 square feet to more than 3,000 square feet starting in the mid-$200,000s.

KB Home purchased three adjoining properties totaling 32.9 acres between Hood Road South and Historic Kings Road South for $3.63 million. The entrance to the subdivision will be off Hood Road South at Lourcey Road.

Apartments planned near Topgolf

Picerne Real Estate Group of Altamonte Springs plans to develop The Oasis at Town Center, a 328-apartment community south of Topgolf near St. Johns Town Center. Stephen Novacki, vice president of acquisitions and real estate, expects construction will start in April or May and be completed by the end of 2019.

The eight, four-story buildings will comprise one-, two- and three-bedroom units. Novacki said each building will contain an elevator. 

Rents will average $1.30 per square foot, which he said is commensurate with area rates.

Plans filed for Wildlight health, fitness facilities

Wildlight LLC filed plans with the St. Johns River Water Management District for the proposed University of Florida health and fitness facilities at Wildlight, the master-planned community in Nassau County.

Wildlight developer Raydient Places + Properties and UF want to build two medical office buildings and parking on 6.38 acres at Florida A1A and William Burgess Boulevard in Yulee.

Plans show a 23,331-square-foot medical office building and a future 5,888-square-foot building. GAI Consultants of Jacksonville is the agent. Wildlight LLC is the applicant. Wildlight is being created by Raydient, Rayonier Inc.’s real estate subsidiary.

Wildlight is a 2,900-acre development approved for 7 million square feet of office, commercial, medical, industrial and residential uses.

It is expected to include 3,200 residential units. 

San Marco Apartments plans submitted

A developer seeking to build the San Marco Apartments near the Downtown Southbank submitted plans to the city and a permit application to the St. Johns River Water Management District.

Catalyst Development Partners of Atlanta proposes the San Marco Apartments at 1444 Home St.

The plans show 147 apartments and a three-story, 221-space parking garage on 1.9 acres between Louisa Street and Home Street near Interstate 95.

The owner and developer is Catalyst Development Partners.

The applicant is Robert Bass of San Marco Professional Building LLC.
