Residents will have to wait until early 2022 to voice their concerns to the Jacksonville Beach Planning Commission about a proposed 427-unit apartment project at the site of Adventure Landing.
The commission voted 4-1 Dec. 13 to defer the comprehensive plan amendment and the application for Planned Unit Development zoning with David Dahl in dissent.
No date was set to bring the issue back before the commission.
Staff reports released before the meeting recommended against the zoning changes.
“Primarily they had questions about wetlands and flood zones. This project will be completely compliant with FEMA regulations. We just needed time to give them the additional information they requested,” said lawyer Steve Diebenow of Driver, McAfee, Hawthorne & Diebenow.
Diebenow represents applicant JB Fair Park MF LLC and Beaches Preserve LLC. FEMA is the Federal Emergency Management Agency.
About 50 people attended the meeting, filling the Jacksonville Beach Council Chambers to capacity, leaving a few sitting on the floor. The commission voted for the deferment soon after the meeting began.
Diebenow later said there was no sense making the meeting a workshop when a deferral would provide the opportunity to satisfy planning staff concerns.
Adventure Landing, at 1944 Beach Blvd., sits on 22 acres of the almost 54-acre parcel where the apartment complex is planned. The site includes 7 acres of wetlands.
