Aventura-based MG3 Developer Group purchased the McKesson Corp. office building in Southside Quarter for $43.8 million.

Cushman & Wakefield’s Mike Davis, Karl Johnston, Rick Brugge, Rick Colon and Dominic Montazemi, along with Zach Eicholtz and Chloe Strada, represented the seller, Colorado-based Real Capital Solutions, according to a Aug. 16 news release.

The deed and mortgage were not recorded with the Duval County Clerk of Courts as of noon Aug. 16.

The four-story, 120,407-square-foot building at 6551 Gate Parkway is fully leased to McKesson Corp., which provides health care supply chain solutions, retail pharmacy, community oncology, specialty care and health care information services.

The building was built-to-suit for McKesson in 2019. It houses around 800 employees and was developed on about 7.8 acres.

“This exceptional state-of-the-art office asset attracted strong investor interest due to its proximity to nearby amenities and its location in the premier mixed-use Southside Quarter development,” Davis said in the release.

The 110-acre Southside Quarter is master-planned for retail, high-density single-family residential, commercial, hotel and office uses.
