Office Evolution building-out in Brooklyn

The city issued a permit for an almost $1 million project to prepare space at 245 Riverside Ave.

The city issued a permit Oct. 31 for Bent Construction LLC to build-out space for Office Evolution on the ground floor at 245 Riverside Ave. at a job cost of almost $1 million.

Office Evolution is a franchise that offers coworking space, private offices, meeting rooms, virtual offices and business services.

It previously announced it will open its third Jacksonville location in early 2023 in a 14,423-square-foot space in the 245 Riverside building in the Brooklyn area of Downtown.

Bent Construction of Jacksonville is the contractor for the $963,187 project. 

Connie Turner Interiors is the designer.

Cushman & Wakefield represented Michael Wielgus, Office Evolution’s Jacksonville franchise owner and area developer, in the lease negotiations. JLL represented the landlord, CTO Realty Growth Inc.

CTO has since sold the property to Hakimian Holdings, which paid $25.15 million for the building Sept. 26 through Gates of Riverside LLC.

Upon the purchase, the company said the 136,853-square-foot, six-story structure is more than 90% occupied.

Wielgus said Nov. 1 he expects the location to open in February 2023.

A news release said Wielgus opened Office Evolution’s first area location in 2017 near St. Johns Town Center. It expanded it in January 2022.

The second location opened in March 2020 in the Bartram Park area. 

Both locations are just more than 10,000 square feet in size and serve more than 300 companies as well as 500 members in Jacksonville, the release said.

“The post-COVID market has greatly changed how people and companies operate,” Wielgus said in the release.

“In a new hybrid workplace there needs to be flexibility, convenience, and value.”

Office Evolution’s third location will serve more than 300 area members. It will feature 55 private offices, multiple coworking areas, phone booths, a community lounge and three conference rooms. 

Members have access to amenities that include a business lounge area; community kitchen; complimentary coffee, tea and beverages; staffed reception; 24-hour secured accessibility; plug-and-play capabilities with high-speed internet; and more.

There is a building security guard in the main lobby and surface and garage parking.
