It appears the area’s 12th Northeast Florida Amazon.com center is planned at the former Harte Hanks marketing facility in South Jacksonville near The Avenues mall.
The city is reviewing civil engineering plans for an almost 132,000-square-foot warehouse space at 7498 Fullerton St. in Gran Park at the Avenues for DJX7, which matches the code names for Amazon’s facilities.
The size and description of the project indicate it is an Amazon delivery station, which would join five more open or in review for Jacksonville and St. Johns County for use by the Seattle-based online retailer.
The DJX designation is Amazon’s code for a Jacksonville delivery station, where packages are sent for the final leg of distribution to customers.
• DJX1, the first area delivery station, opened at Cabot Commerce Circle in North Jacksonville.
• DJX2 is a former Kmart along Blanding Boulevard in West Jacksonville converted into a delivery station.
• DJX3 will be a package delivery service hub at 250 Busch Drive E. in North Jacksonville.
• DJX4 has not been identified.
• DJX5 will be a package delivery station at 4345 Perimeter Industrial Parkway N. in Northwest Jacksonville.
• DJX6 will be at northeast of Interstate 95 and Florida 16 near St. Augustine Outlets, in St. Johns County.
Finlayson Logistics Assets LLC of New York and Gran Park Properties LLC of Jacksonville are listed as the developers on the construction plans for the 7498 Fullerton St. project.
Kimley-Horn and Associates Inc. of Orlando is the civil engineer and the landscape architect. Baker Barrios Architects Inc. of Orlando is the architect.
Plans say the project is a single phase on 18.3 acres within an industrial distribution/warehouse park near Southside Boulevard and Deercreek Club Road.
Plans show 97 parking spaces in addition to the existing 32, creating 129 spots. Total van parking is 386. The existing seven semi parking spaces will remain.
A scope of work narrative said the proposed development of the property at 7498 Fullerton and the adjacent northern parcels will consist of reworking some of the existing pavement around the building and constructing a parking lot on the parcels to the north.
The existing Fullerton site will be modified “to accommodate the vehicular traffic patterns of the new tenant and proposes new ingress/egress ramps for vehicular traffic inside the building.”
The parcels to the north will be developed into a fleet parking lot for company vehicles, it says.
Amazon’s delivery stations are designed for vans to drive into the buildings for loading.
Harte Hanks Direct Marketing/Jacksonville LLC told the Florida Department of Economic Opportunity in May that it was closing its facility at 7498 Fullerton St. The closure resulted in the permanent loss of 63 jobs beginning June 30, Harte Hanks said in its Worker Adjustment and Retraining Notification Act.
A Singapore investment group, through Finlayson, bought property in April 2018 that included Building 300, a one-story warehouse-distribution building on about 9.5 acres at 7498 Fullerton St., built in 1996. Property records show it is 151,009 square feet.
Gran Park Properties owns the other two parcels totaling about 8.9 acres.
The JLL real estate company represents the building for sublease, listing it at 154,326 square feet of available space, with a first floor of warehouse, production and graphics space and a partial upstairs with executive and warehouse space.
Since late 2017, Amazon has opened, announced or is identified on plans for:
• Three large – about 1 million-square-foot – fulfillment centers in North, Northwest and West Jacksonville.
• A sortation center in West Jacksonville and another center of similar size, also in West Jacksonville. Those are 240,000 to 280,000 square feet.
• A center to handle heavy bulk freight, also in West Jacksonville.
• The six delivery stations.
