Sleiman Enterprises developing small subdivision in San Marco

Jacksonville Landing owner plans to sell seven single-family lots to builder or individuals.

Jacksonville-based Sleiman Enterprises is developing more than just retail and commercial properties.

The company submitted plans Oct. 9 to the city Planning and Development Department to develop nearly 2 acres of land in San Marco into seven single-family home lots.

Site plans show the project is called San Marco Estates, located on a narrow strip of property west of San Jose Boulevard north of Christopher Point Road North.

But Toney Sleiman, the owner of the land and the company, said he isn’t interested in building the homes.

“It is just going to be a small subdivision,” he said. “I will put the road in and the utilities in. I will sell the lots to builders or to individuals.”

He has partnered with Mike Bowles, principal of Dominion Engineering Group of Jacksonville on the project.

The city issued a mobility fee calculation certificate Oct. 17 determining the project required payment of $13,568 to cover traffic impacts.

The minimum lot size will be 9,900 square feet, according to the submitted plans. Homes are required to be less than 35 feet tall. The subdivision will have access off San Jose Boulevard, ending in a cul-de-sac with the two homes on the far west having direct St. Johns River views.

Sleiman, who owns the Jacksonville Landing and many other retail shops in Northeast Florida, purchased the land for this project in August 2001 for $1.33 million.
