Jax Philips Hwy Apts LLC, associated with Stanmore Partners, a real estate and development firm based in Houston, sold the property to Felix (Jacksonville) Owner LLC of Apexone Felix, also of Houston.
Built in 2021, The Felix sits on 19 acres. It comprises 280 units in four-story buildings. The per-unit price is $235,025.
Its current taxable value is $4.6 million.
The community is off Philips Highway about 1½ miles south of Florida 9B.
Masterfit Golf Teaching and Fitting Academy Inc. of Ponte Vedra Beach sold the property to Jax Philips Hwy Apts LLC on March 5, 2020, for $5.36 million.
The Felix offers one-, two-, and three-bedroom apartments between 855 to 1,443 square feet with rents from $1,664 to $2,553 per month, according to apartments.com.
