Three industrial properties sold in Jacksonville in $76.35 million deal

Properties total more than a million square feet and encompass 126 acres.

Clarion Partners sold three North and Northwest Jacksonville properties, comprising three industrial buildings and vacant land, to three partnerships for $76.35 million.

The deeds were executed Nov. 10 and recorded Tuesday with the Duval County Clerk of Courts. The partnerships’ New York address is shared by the Blackstone investment group.

State corporate records show the partnerships’ principal and mailing addresses are in Chicago at Equity Office.

The properties total more than a million square feet and encompass 126 acres.

Properties sold were:

  • A 399,664-square-foot mega warehouse at 12400 Presidents Court, leased by UPS, on 39.78 acres. The deed also includes a tax parcel number that is identified in property records as 43.83 acres of timberland along Pritchard Road in Northwest Jacksonville. They sold for $30.35 million.
  • A 364,560-square-foot distribution warehouse built in 2001 on 27.35 acres at 2855 Faye Road in North Jacksonville. It sold for $24.38 million.
  • A 260,122-square-foot mega warehouse built in 2008 on 15.26 acres at 4150 Perimeter Industrial Parkway W., used by Volkswagen Group of America Inc., in Northwest Jacksonville. It sold for $21.62 million.
