The 297,067-square-foot distribution center will be the company’s second in Jacksonville.
W.W. Grainger Inc. will lease the 297,067-square-foot building at Crossroads Distribution Center developed by Miles River Partners LLC and TriGate Capital.
Grainger is a business-to-business distributor of industrial maintenance, repair and operating products.
The city is reviewing a permit application for Arco Design/Build to make tenant improvements for Grainger at a cost of $1.5 million at 6590 Pritchard Road in Northwest Jacksonville.
Plans show Grainger will build-out 4,162 square feet for office space.
Joe Micucci, Grainger senior director of external affairs, said the center will serve as a bulk warehouse to support the company’s almost 250,000-square-foot Jacksonville distribution center at 8001 Forshee Drive in Westside Industrial Park.
That center employs 160 people, he said. It is one of 16 distribution centers throughout the U.S. It serves Florida and Southern Georgia as well as being able to ship nationwide.
The Crossroads facility will not affect Grainger’s branch at 8450 Philips Highway, Micucci said.
“Grainger is adding this bulk warehouse to serve our customers in the region even more effectively,” he said.
Micucci said Grainger is working though the team member needs, such as the number of employees.
He said the company expects to have the facility “up and running” by early 2020.
JLL Executive Vice President Luke Pope and associate Ross Crabtree, of JLL, represented Miles River Partners in the lease. CBRE Vice President Jess Simmons represented Grainger.
Micucci said Grainger has operated in Florida since 1942 and the Forshee Drive distribution center opened in 2002.
Miles River Partners, through CrossJax Distribution LLC, bought 100 acres in June 2018 at southeast Interstate 295 and Pritchard Road.
It said previously it expects to develop up to three buildings totaling 550,000 square feet on the 40 acres of usable space.
For the first building to be leased by Grainger, plans show 22 bays, 65 dock doors, two drive-in doors and spaces for 199 cars and 62 trailers.
Miles River plans to build a second building of 150,000 square feet.
