Work to start on Citizens' Downtown offices

Auld & White Constructors LLC received approval Wednesday for the $4.1 million first phase of the Citizens Property Insurance Corp. renovations Downtown, a step toward bringing at least 1,000 jobs to the Northbank.

The move is expected to start this fall and be completed by the first quarter of 2016.

The city approved nine permits for Auld & White to renovate 132,362 square feet on five floors at EverBank Center. The total lease of 234,150 square feet encompasses eight floors and part of the first.

The Tallahassee-based insurer will phase in the work. Total tenant improvements are estimated at nearly $10.5 million, according to a lease document.

EverBank Center, at 301 W. Bay St., will house Citizens Property’s consolidated office and IT center. The insurer will move operations from four Baymeadows-area locations and also relocate some IT jobs from Tallahassee and Tampa.

The entire project is expected to total almost $49.1 million, comprising the 10-year lease, furniture, equipment and other items and startup costs.

The move also strengthens Downtown’s office market. The project boosts the 30-story building’s occupancy to more than 90 percent.
