The Landing has executive office suites for lease, ranging in size from 130 square feet to 270 square feet.
The six offices are located on the second floor of the Landing and the floor would be shared with Rouse Jacksonville Inc., the company that manages the Landing.
The offices lease from $500 to $750 and are fully furnished. The rent includes electricity and janitorial services. Lease terms are from one to three years.
Tenants would have access to the reception area, conference room, kitchen and copier and fax machines. The building also offers on-site security.
The space has been vacant for several months.
“We just acquired the listing about a month ago,” said Aloma Mullins, leasing agent with Schultz Foster Addison Real Estate Inc. “Currently, they are only leasing six offices, but eventually they are going to lease out additional offices as well as they move out of them. I’ve heard that they may be possibly be relocating their executive offices to another location within the Landing so they can lease more offices out.”
Mullins said the offices would be good for someone starting their own business.
“Someone who is going out on their own for the first time,” said Mullins. “An insurance agent or something like that. It would be good for someone who needs access to downtown or to City Hall. We just don’t have that many small offices downtown that can accommodate their needs. With everything that is going on downtown, there are a lot of needs to be in the downtown area for some people. There are 70,000 people that work downtown, so there are quite a bit of people down here, depending on what your business is. It’s an attractive location. It’s professional and in the busy hub down here.”
With several retail space vacancies, this is a way for the Landing to have some extra income.
“They are doing it because they hate to see those offices sit there, but it helps and certainly brings in some revenue,” said Mullins. “Because otherwise they would sit there and wouldn’t be used.”
Parking is not available with the suites.
“From what I understand they are trying to get some kind of an agreement with the parking, so they can in the future be able to give people parking spaces with their lease,” said Mullins.
