Brylen Homes has 11 new floor plans from the builder’s model homes and a select inventory of speculative homes.

In Amelia Park in Nassau County, Brylen currently has two homes ready including:

• The Oak Hill: 1,623 square feet, 4 bedrooms carpeted, 2.5 baths, grand room, formal dining room, ceramic tile flooring throughout, covered front porch and a back porch with patio leading to a private courtyard. It’s listed at $326,900.

• The Keywest: 1,791 square feet, 3 bedrooms carpeted, 2 baths, grand room with volume ceiling, open kitchen with café, wood flooring throughout, covered front porch and a back porch with a breezeway leading to a fenced courtyard. It’s at $301,500.

Ryland Homes has started construction of four spec homes at Stonebrier at Oakleaf Plantation.

Jeff Agar, manager for Ryland Homes in Jacksonville, said all four new homes will be completed and ready by July 1.

All four homes offer four bedrooms, Agar said.

At last report, Coppenbarger Homes has only four lots left in the community of Marshwinds. The model and one other home is a Fairway II and the others are a Cannes and Cayman II.

Developed by Stokes & Company, Amelia View has a private waterfront park that includes a boat ramp, gazebo and parking for boat trailers.

The community’s preferred builders, Beazer Homes and Coppenbarger Homes, have reported 22 sales in Amelia View since the beginning of the year. The builders also have approximately 35 homes currently under construction in the community, with plans to start additional homes each week in the coming months.

Victoria Robbins Realty recently sold out Diego Island — within 48 hours of its marketing program launch — to the tune of $3.5 million.

Developed by Stokes & Company, Diego Island is a St. Johns County gated waterfront community with eight lots priced from the low $300s to $500,000. Located off U.S. 1 just south of Palencia and north of St. Augustine, the property was an old family estate that overlooks the North River to the Intracoastal Waterway.

Palencia broke ground on the model home for its latest neighborhood, Monterey. Monterey is located adjacent to four fairways of the golf course, overlooks a seven-acre lake, and is just a short walk from Palencia Village.

Monterey will feature Courtyard Residences designed by Arthur Rutenberg Homes. Five designs, each with a range of options, will be available. Options include second and third floors, spas, poolside cabanas or guest suites, three-car garages, home theaters, and fireplaces.

Standard amenities on each homesite include enclosed swimming pools with privacy walls, brick walkways and driveways, and courtyards. In-home amenities include ceiling fans; granite kitchen countertops; ceramic tile floors in the entryway, kitchen and bathrooms; first-floor crown molding; structured wiring; security system; and abundant natural light.

Sales activity has been on the increase in River Hills Reserve, a neighborhood in Fleming Island Plantation.

Cogdill Builders Inc. has sold its brand new 3,500-square-foot model home in addition to celebrating its first custom sale in the gated Orange Park community. Also, Sid Higginbotham recently sold his 3,568-square-foot model home and has relocated his sales staff to one of his completed inventory homes.

Other builders have recently reported success in River Hills Reserve with Panitz Homes announcing a custom sale and Providence Homes reporting several custom sales.

Davidson Realty reports that residential real estate sales were at an all-time high in January at the World Golf Village.

According to company president Sherry Davidson, the total sales volume for the month was more than $7.8 million.

There are currently 204 homes under construction at World Golf Village and that number will soon increase. Last month, the community’s developer, Davidson Development Inc., announced that planning is underway on Heritage Landing at World Golf Village. Located west of the King & Bear golf course at the intersection of the William Bartram Scenic Highway (SR 13) and SR 16, this family-oriented community will feature 1,160 homesites with homes priced from the $140s to the low $300s.

About 60 percent of the homesites in Phase I of Heritage Landing have already been sold to area builders and Davidson Realty is receiving inquiries about the new community on a daily basis from other builders and prospective homeowners.

Davidson Realty also announced that the company is already taking backup reservations for its newest neighborhood, Lakewood. Only two of the neighborhood’s homesites are still available. Priced from the high $70s, the area is just beyond The Estates of World Golf Village.
