Michelle Mousin: She's selling Marina San Pablo

She has been a real estate agent with Prudential Network Realty since May 2002 and was recently chosen to be the community sales manager for the Marina San Pablo, a luxury condominium project by Vestcor Companies.

HOW DID

SHE GET THE JOB?

“I interviewed for the position because I really wanted to work for Vestcor. I do have a development background. I am from Marion County (Ocala) where I worked for a developer. I sold large acreage, horse farms and commercial properties. I was the assistant project manager on a 81-acre lot development called Golf Park. This is Vestcor’s first venture into something like this [they usually do luxury apartments], it just an exciting prospect to me.”

HOW DO YOU FEEL ABOUT YOUR NEW POSITION?

“I am excited about it. I feel very fortunate that I was chosen for it.”

BEFORE PRUDENTIAL?

She worked for Berry and Co. Real Estate and before that she worked for International Properties Services in Ocala.

WHAT DID SHE DO WITH PRUDENTIAL?

She worked at the Ponte Vedra Beach office and specialized in waterfront properties including oceanfront and Intracoastal properties.

MARINA SAN PABLO?

“It will be located across from American Heritage Life on the south side of San Pablo Road. There will be 113 units upon completion with prices ranging from $770,000 - $3 million. The project which consists of three buildings should be built out in four years and sold out in three. There will be a 87 slip marina.” They have already started taking reservations on the first building and have received approximately 20 so far. “You can reserve a unit for $5,000. To reserve a boat slip is an extra $1,000.”

INTRACOASTAL WEST?

“It is an area that is close to the beach. It is ideal because you can go over the Intracoastal and be at the beach. It’s a good location because it is close to J. Turner Butler, I-95 and the Mayo Clinic.”

WHAT TYPE OF BUYERS HAVE YOU SEEN?

“Most are locals who are downsizing from a larger home. They may have kept their boat in dry storage and now want a maintenance free lifestyle with the boat right there. The average age has been 40 plus.”

SALES TRAILER?

Currently, Mousin is working out of Prudential’s corporate office in Southpoint. She will have a sales trailer at the site by the end of January or early February. Construction should begin on the first building in April 2003 and should be complete by late 2004 at which time a model will be available.

SELLING SIGHT UNSEEN?

“It is hard in the fact that you really have to give people the vision. With the renderings and the samples that we have, hopefully people can really get a good idea. You have to be able to give them enough information to give them the vision.”

BEFORE REAL ESTATE?

She worked in the thoroughbred industry in Ocala. “I did pedigree research. I would match a male and a female to get the best race horse. I was also a sales consultant in the thoroughbred industry and attended thoroughbred sales in New York, California and Kentucky.”

HOW DID SHE GET INTO REAL ESTATE?

One of the farms she was working for went out of business, so she got her real estate license because it is something she always wanted to do.

FAVORITE THING ABOUT REAL ESTATE?

“The flexibility of the hours and meeting different people.”

ADVICE FOR

NEW AGENTS?

“Patience is very important. You may not make a lot of money right away, but if you have the longevity to stay in, the pay off is great.”
