In anticipation of the arrival of its 500th family this summer, The Neighborhoods of World Golf Village is presenting an buyer rewards program to the first 10 families to purchase in Waterbury by the Links, an estate neighborhood behind the gates of King & Bear.

The special promotion offers three levels of incentives. The first level rewards those families who purchase a homesite. In addition to receiving special pricing, all purchasers will receive a golf membership and five years’ dues to the World Golf Village’s two championship courses, two golf bags, two golf shirts and two golf hats.

The second level rewards those families who purchase a homesite and plan to build within 120 days. In addition to the benefits listed above, these buyers will receive a homesite preparation credit.

Homebuyers who purchase one of the homesites within Waterbury by the Links and plan to build within 120 days with one of World Golf Village’s preferred builders will receive even more rewards, including a discount on the homesite and a complimentary upgrade from the builder.

The Estates of World Golf Village’s preferred builders include Arthur Rutenberg Homes, North Florida Builders and The Vintage Group.

Ryland Homes has opened two new model homes at OakLeaf Plantation.

The Lennox offers four bedrooms and three baths in 2,980 square feet of living space with a three-car garage. The Lennox also features a large upstairs bonus room and bath overlooking a lake.

The Jackson model has four bedrooms and two baths with a two-car garage. It has 2,177 square feet of living space.

The Neighborhoods of World Golf Village’s 2003 Realtor program includes cash incentives. The program runs through December 31.

Co-op agents will receive prize amounts in the following categories after every non-contingent contract is executed for homes or homesites sold in the King & Bear: $500 for the first sale, $1,000 for the second sale, $1,500 for the third sale and $5,000 for the fourth and all subsequent sales. Winners will also be promoted through advertisements.

As Centex Development nears completion on the 45 lots in Phase II of Fleming Island Plantation’s River Hills Reserve neighborhood, the developer is offering special pricing on the limited lots remaining in Phase I.

Several interior lots are available in the gated community for under $80,000.

Upon completion, River Hills Reserve will have 99 homes. Lots in River Hills Reserve are generally priced from the $80s to the mid $100s with homes available from the mid $200s. Many of the lots feature views of the 11th, 12th and 16th holes of the community’s golf course.

The community’s preferred builders are Sid Higginbotham and Providence Homes. Also building in River Hills Reserve are Classic American Homes, Henry Sanders, D.R. Horton and Cogdill Builders.

Ryland Homes has sold 70 homes since January in five neighborhoods at OakLeaf Plantation in Clay County and two neighborhoods at Bartram Springs between I-95 and U.S. 1 in Jacksonville.

Jeff Agar, manager of Ryland’s northeast Florida division, said the OakLeaf sales represent a dollar volume of more than $14 million.

Agar added that Ryland Homes is expanding in Jacksonville. “We anticipate opening three additional communities in the greater Jacksonville area before the end of the year with more than 350 home sites.”

North Florida has a new home inspection company.

The HomeTeam Inspection Service, a national home inspection franchise with nearly 20 Florida locations, has now opened an office in the Jacksonville area. The partners are Robert Roberts, Gary Taylor and Gerard Taylor.

Eagle Harbor at Fleming Island Plantation residents now have two new Sun Catcher pontoon boats to replace the community’s boat that was destroyed in a January fire.

The two new pontoon boats are at Eagle Harbor’s 400-foot dock on Doctors Lake and are now available for residents’ use. The new blue and gold Sun Catcher boats can accommodate up to 10 people each and are equipped with AM/FM radios, CD players, changing rooms and two GPS navigational systems.

Arson was suspected in the fire that destroyed the community’s 30-foot, $35,000 pontoon boat and also caused an estimated $10,000 in damages to the boat dock.

Taylor Woodrow Communities is designing a gated community at St. Johns Forest.

The 435-acre site on C.R. 210 at I-95 in St. Johns County offersa unique residential opportunities in the Jacksonville area, said Senior Land Development Manager Tom Spence.

“After researching concepts and design options for more than 18 months, we are preparing to unveil a distinctive, sophisticated community,” Spence said.

“The site is bordered by protected wetlands to the south and by agricultural land to the north, and it is utterly beautiful. Nearly every home will offer nature views, and everything from the community entrance — part of a sophisticated upscale retail center on CR 210 — to the architectural design of the community center and entry gatehouse has been designed to foster a special sense of community.”

Altogether, 539 new single-family homes are planned at St. Johns Forest. Homes will be priced from the mid-$200s to over $500,000, Spence said.

Homeowners will have a multi-million dollar recreational facility including a community center with fitness club, two lighted tennis courts, basketball courts, a playing field, a roller hockey rink, and a lap swimming pool with a two-story water slide.

The first model homes at St. Johns Forest should be available next summer, he added.

“We have over 100 names so far on our list of potential homebuyers at St. Johns Forest,” said Rachel McDonald, marketing manager for Taylor Woodrow in Jacksonville.
