Jacksonville Beach-based The Devlin Group announced that it reached contract negotiations with the owners of Beach Marine, the full-service marina located at 2315 Beach Boulevard in Jacksonville Beach. David Garwood of Wachle Investment Group is the exclusive agent representing the seller.

This marks the beginning of the planning process for what is to become The Yacht Club at Jacksonville Beach. The Devlin Group plans to redevelop the parcel of land into an upscale, Mediterranean-inspired waterfront life.”

Construction is planned to begin in fall 2004. Until that time, Beach Marine will continue to operate as a full-service marina.

KB Home has a new community in St. Johns County on U.S. 1 Florentine is now open for sales and will have a art theme with avenues named for some of the world’s great artists such as Monet, Degas, Renoir and Picasso. There will be one and two-story homes with up to 3,162 square feet.

Two new model homes, Plan 1590 and Plan 2208, are under construction in and will open toward the end of the year.

Morrison Homes has opened the first of three new model homes at North Hampton.

The Wakefield II is now open. The model has over 2,500 square feet in a one story home with four bedrooms, three baths and a three-car garage. The Wakefield II is priced starting in the $240s.

Two other new model homes, The Surrey and The Coventry, will open early next year.

Ground has been broken on the Promenade Condominiums. Located in Palencia Village, the Promenade will be an upscale condominium project and will feature 15 exquisitely appointed units.

The Promenade Condominiums will be perched on a man-made bluff 30 feet above the 15-acre lake that wraps the green of Palencia’s 18th hole.

Five floorplans are available, ranging from 2,286 to 3,330 square feet, and all units offer three bedrooms and three bathrooms. Prices start at $497,750.

Panitz Signature Homes’ new 2,570 square foot. furnished model home in OakLeaf Plantation is open. The Key Largo is located along Builders Row at the entrance to OakLeaf Plantation.

With a base price of $283,900, the Key Largo is a four-bedroom, three-bathroom home that includes a two-car garage, an open kitchen, 10-foot ceilings throughout, formal living and dining rooms and a covered portico at the entrance.

The open kitchen is fully equipped with a pantry, roll out trays, a split combo waste receptacle and upgraded appliances.

Ryland Homes opened four new model homes at Bartram Springs, located off U.S. 1 and Race Track Rd in south Duval County, just as the first phase of 50 home sites sold out.

Jeff Agar, president of Ryland Homes in the Jacksonville area, said he has already opened a second phase with 50 new home sites and new three, four and five-bedroom homes priced from the $160s to the $270s.

After selling out its initial offering of 72 resort and spa residences at Laterra, Hillman Properties, Inc. has released a second building with 41 additional units at the 41-acre courtyard community. Priced from the $200s, the floor plans will be a mix of studios, one-, two- and three-bedrooms condominium homes.

The additional 41 resort homes are currently available through a pre-sales program.
