Ryland Homes has started presales at its newest neighborhood at OakLeaf Plantation.
Cannons Point at Oakleaf Plantation will offer 44 new homes priced from the $140s.
The company has sold out 38 of its home sites at Timberfield at OakLeaf Plantation.

Panitz Signature Homes has signed on to the list of homebuilders for Palencia, the 1,450-acre residential development project currently underway in northern St. Johns County.
“Having developed a strong following in northeast Florida over the last 25 years, we are excited to bring our experience into Palencia,” said Panitz President Rob Hamby. “We are very pleased to be a part of such a successful community. Palencia’s growth over the last two years has been phenomenal.”
Prices will start from the mid $400s, and Panitz will build homes on 35 80-foot lots, with additional phases of construction to follow. The builder is currently planning one model home with pool.
Homebuyers will have several floor plans from which to choose — from the minimum three-bedrooms, three-baths design to a five-bedrooms floor plan designed from the home’s flexible space.
The floor plans range from 2,700 to more than 4,500 square feet, including a three-car garage.

North Florida Builders’ new model home, The Captiva, is now open at Bartram Plantation, a community located off Greenbriar Road near the intersection of State Road 13 in Northwest St. Johns County.
The Captiva is fully decorated by Norwalk, The Furniture Idea.
“We created a nontraditional floor plan with The Captiva that’s comfortable, warm and inviting,” said North Florida Builders President Glenn Layton. “North Florida Builders developed this plan in response to our customers’ desires and we believe we have addressed what homebuyers want with our new model home and North Florida Builders’ ‘Worry-Free Homes’ warranty.”
The Captiva offers over 4,100 square feet of living space providing versatile design options. The model has four bedrooms, four full baths, an upstairs game room and bonus room, a cabana bath, a powder room, separate laundry room with service door, and a three-car garage.
The home is decorated in complementary shades of sage and red using textures, plaids and florals throughout the home.
The Captiva opens into a two-story foyer and a circular staircase with a niche. A standard staircase is also available. Located just off the entry is a study, which could also be transformed into a formal parlor.
The first floor features a dining room and a gathering room with fireplace and built-in bookcases. The gathering room overlooks an open kitchen with an informal breakfast room that’s big enough to accommodate a large kitchen table.
The owner’s suite and adjoining bath is located on the main floor. A four-poster bed showcases the room’s tray ceiling while a bay window highlights the sitting area. The owner’s bath features a corner Jacuzzi tub, a walk-around shower and his and hers closets.

The developer of VillaRiva has opened a design center for purchasers of the community’s condominium homes.
FlagVenture Riverside, Ltd., an affiliate of Flagship Communities, LLC, said that the upscale design selection showroom is at Contempo Ltd., an interior design firm in Jacksonville Beach.
VillaRiva is a high-rise development now under construction that will offer 66 waterfront condominium homes in a 12-story building, along with six two-story residential townhomes situated adjacent to the tower and fronting Riverside Avenue.
VillaRiva’s home purchasers can visit Contempo to make selections on all interior appointments and needs such as paint, flooring materials, cabinets, countertops, plumbing fixtures, knobs and appliances.

KB Home has recently opened Phase II of its new community, Daybreak Woods, with over 200 new home sites. The community is in the Dames Point area off New Berlin Road.
Daybreak Woods offers a choice of new one and two-story homes with up to five bedrooms. There are eleven floor plans with prices starting in the $120’s.
Three new model homes are available for viewing:
• The one-story model home offers 1,691 square feet of living space. The floor plan encompasses a large open living and dining area adjacent to the gourmet kitchen. The master bedroom suite is privately separated from the two additional bedrooms that share the second full bathroom. Prices begin in the low $130’s.
• The second model home features 1,902 square feet of space and allows the homebuyer to choose between a den or an optional fourth bedroom. Prices begin in the low $140’s.
• Largest of the three new model homes is a two-story plan that has 2,478 square feet of living space. The downstairs is designed for casual, comfortable living and the gourmet kitchen includes a large dining area which opens to the family room and living room. The large loft area occupies much of the second floor. Prices begin in the mid $150’s.

Taylor Woodrow will begin construction of a multi-million dollar amenities complex that will mark St. Johns Forest, located off County Road 210 near I-95 in St. Johns County.
Tom Spence, senior land development manager for Taylor Woodrow at St. Johns Forest, said the amenities center is being designed by Ervin, Lovett & Miller, a Jacksonville architectural, land planning and landscape design firm.
The facility will be on a 12-acre site and will include a 6,000 square foot roller hockey rink, two tennis courts and a resort-style zero entry swimming pool with interactive fountains and its own two-story slide tower, along with a tot lot, picnic area and play fields.
Construction of the amenities complex will begin in January.
Spence said Taylor Woodrow plans to begin construction of two model homes — one on a 70-foot wide homesite and another on an 80-foot wide site – before the end of the year.
Altogether, Spence said, Taylor Woodrow plans 119 home sites in the first phase at St. Johns Forest. A second homebuilder, soon to be announced, will be joining Taylor Woodrow in St. Johns Forest.

The Neighborhoods of World Golf Village has announced plans for The Neighborhood Fitness Cottage. The 2,400-square-foot facility will be located adjacent to the tennis courts at the Swim & Tennis Center within the King & Bear.
The Fitness Cottage will feature an approximate 40-by-45 foot fitness center with a separate class and instruction room.
The facility will be stocked with an array of equipment including Precor cardio treadmills, trainers and recumbent cycles, in addition to a variety of Hoist weight trainers and Smith safety free weights. Fitness Pro will supply all of the training equipment.
Additional features will include video monitors, a sound system with headphones wired to the equipment stations, vending machines and a small, adjacent outdoor seating and gathering garden. The Fitness Cottage will also feature women’s and men’s rest and changing rooms.
Ebert, Norman, Brady Architects have designed the facility and Rollings Construction, Inc. is the contractor for the project. Design and construction was launched in mid-May with an anticipated opening by spring 2004.

Oak Harbor is Ryland’s newest community in the Jacksonville region.
The Estate Series homes rangie from three bedrooms with 1,923 square feet of living space to six bedrooms with 3,209 square feet and will priced from the high $190s.

Jennifer Todd of Marcus Allen Homes Inc. was named to the 2003 Top Club for Arthur Rutenberg Homes. The award is presented to the top 12 sales consultants within the state for highest dollar volume in contracts during the sales period from July 1, 2002 - June 30, 2003.

Paradise Moorings, a Clay County waterfront community, on the north side of County Road 220, held a groundbreaking ceremony last month for its amenities center and “dock-o-miniums.”
The event was held on the future site of the amenities center overlooking Doctor’s Lake. Guests sipped margaritas and enjoyed lunch under a tent while listening to a steel drum band.
Paul W. Nichols, president of Bestcon of Jacksonville, Inc. the community’s developer, introduced the amenities center and newly developed dock-o-miniums concept, which are expected to be complete in January.
The amenities center will be available for resident’s use and will include a full kitchen, outside patio and restrooms. Dock-o-miniums are a new and unique concept developed exclusively for Paradise Moorings residents.
These boathouse/storage facilities, which will include water and electric services, are located just off the lake and allow residents to store their boats with easy access to the water.
Paradise Moorings encompasses 92 homesites with 13 located on the lake and others in woodland preserves or on lagoons.
The community will offer a range of homes starting in the low $300s.
Preferred builders include Rosewood Homes, Inc.; Sid Higginbotham Builder, Inc.; J. A. Long, Inc.; Kicklighter Custom Homes, Inc. and Steve Johnson, Inc.
Higginbotham recently broke ground on a 3,285 square-foot Low Country-styled model home in the community. The model is expected to open in December.

Jacksonville-based The Devlin Group has closed on its first project site in Daytona Beach Shores and it is set to begin the development of its newest luxury condominium project, Ocean Villas at Daytona Beach Shores. Ocean Villas is the first of several Daytona-based projects planned by the developer.
The Devlin Group and Urban Partners will begin demolition in September on the sites of the Pierside and Lynn Scott Lee motels for what will become the location of the 12-story residential tower. Construction will begin in November.

As development nears completion on Diego Island, Stokes & Company has completed the St. Johns County waterfront community’s roads and causeway to the island. The company has also begun constructing the elaborate iron and brick with wrought iron entrance wall, which will be offset with brick pavers and landscaping.
Diego Island has eight spacious lots priced from the low $300s to $500,000. Located off U.S. 1, just south of Palencia and north of St. Augustine, the property is an old family estate that overlooks the North River to the Intracoastal Waterway.
