Jacksonville will have a new loft/townhome project in the Riverside area.

Jacksonville-based Midland Development has announced plans for 1661 Riverside, to be located directly across from Riverside’s historic Memorial Park. The project, designed as an urban village with adjoining retail shops will feature 69 contemporary lofts and 21 more traditionally styled townhomes. Midland is now accepting priority reservations for the residences, which are scheduled for completion in the first quarter of 2006.

“We wanted to develop a mixed use project that added something new and dynamic to the marketplace, but which also fit within the fabric of the existing neighborhood,” said Tripp Gulliford, vice president of Midland Development. “Our goal was to be sensitive to the community while engaging and continuing Riverside’s revitalization. We think we’ve accomplished those goals with 1661 Riverside.”

Situated one block from the river on the site of a former complex of doctor’s offices that served the now-demolished Riverside Hospital, the new homes will face Margaret, Oak and May streets. Two-story townhomes will range in size from 1,400 to 1,907 square feet. Above the townhomes will be two floors of lofts, each with two bedrooms and two baths and ranging in size from 1,062 to 1,590 square feet.

Additional lofts, including three 2,167 square foot three-bedroom residences facing Memorial Park, will be above the project’s ground level retail space.

Prices will range from the $170’s to the $660’s. Eachtownhome will include a private courtyard and each loft will feature a terrace.

Amenities will include concierge service, secure garage parking, individual storage units and a private owners’ rooftop lounge.

Lifestyles Realtors will be the exclusive sales and marketing agent.
