Harmony Homes of North Florida, Inc., has contracted with NewHome Warranty Management to manage the Builder’s One-Year Limited Warranty.

People who purchase a home from Harmony Homes receive a one-year warranty on covered items of materials and general workmanship, commonly referred to as “fit and finish,” in addition to a 10-year structural warranty. The most critical step during the warranty process of a home purchase is clearly setting the expectations of the builder and homeowner about the parameters of the Builder’s One-Year Limited Warranty.

NewHome Warranty Management, a Jacksonville-based, third-party warranty management company, acts as a liaison between builders and homeowners to help each understand their role in the warranty process and to provide fast, efficient, and customer-friendly service should anything go awry during the first year of home ownership.

Throughout the walk-through, NewHome carefully describes what is covered in the Builder’s Warranty, what is the homeowners’ responsibility, and how to get manufacturers’ assistance with appliances and other items that are covered by companies other than the builder. Homeowners receive a user-friendly warranty manual that reiterates everything that NewHome has discussed with the homeowner. For additional convenience, NewHome conducts additional inspections at the 60th day and 11th month of homeownership and provides 24-hour emergency service.

Starting at the pre-close walk-through, NewHome walks homeowners through the home and shows them each feature, what it is for, and how to properly use it. If it malfunctions or appears to stop working properly, homeowners are shown how to perform minor checks to verify a legitimate problem. Describing the electrical system, main breaker panel, ground fault indicator outlets, and emergency water shut off valves are just a few of the many points covered in detail with homeowners. This helps to empower them and to reduce unnecessary service calls.

“Our service has been specifically to prepare homeowners to properly accept their new home, take care of it, and above all, afford them the education needed to properly maintain their new home, including an effective simple procedure to make a legitimate warranty claim if it is ever necessary,” said Connor.

Should a claim be necessary, NewHome will document the homeowner’s claims, dispatch the appropriate subcontractors, and see the claims through to the satisfaction of the homeowner. The occurrences are reported to Harmony Homes along with a report of the subcontractors’ performance and feedback from the homeowner.
