The final phase of large golf course homesites and the community’s only marsh-front sites are being prepared for release at North Hampton, LandMar’s club community in Fernandina Beach.
Homesites will be purchased directly from LandMar Group through an exclusive representation with Prudential Chaplin Williams Realty, which will be working onsite at the North Hampton Information Center. Buyers can lock in a 20 percent reduction in homesite prices, a free membership to Hampton Golf valued at $6,000 and two years of club dues at half price by completing an advanced reservation certificate. Flexible terms will allow buyers up to five years to start construction of their homes.
“North Hampton is currently the premier new club community for this area and all of our agents and many of their clients have been waiting for these new premium homesites to become available,” Broker Dee Chaplin said. “With the quality of the community already established, the incredible views these home sites offer and this incentive program, there is going to be a lot of demand.”
According to Doyle, reservation certificates are now being accepted and homesites will officially go on sale by October. All certificate holders will lock into the incentive package. Buyers will be able to close and start construction before the end of the year. Construction of the homes will be by a select group of preferred builders including Arthur Rutenberg Homes/ Plantation Housing Corp., ICI Homes and Watson Custom Homes division.
The Marsh View Estates feature large homesites with tidal marsh frontage. There are 34 sites with full view of the marsh. Others look onto a oak hammock on the marsh. There are also preserve sites off the marsh.
“We have such a wonderful variety of homesites to choose from including two special oversized sites that have been attracting attention already,” Doyle said. “These sites offer the opportunity for a home on the marsh that would be perfect for a private gated estate setting.”
The drive through Marsh View Estates will end at Reflection Park. This nature area will be a passive retreat with benches, Bermuda grass and shade trees overlooking a lake and fountain. An archeological preserve will connect to the park.
The Peninsula Estates feature the community’s last large golf view homesites on a private cul-de-sac surrounded by four lakes and the 12th through15th holes.
The reservation certificates will be the first step in acquiring a homesite. A fully refundable $2,500 deposit will be required with each certificate. A private selection event, open to certificate holders only, will provide the first opportunity to select and purchase homesites. Homesite prices are anticipated to range from the low $100s to the $500s before incentives.
A new park directly on Lofton Creek, called the Outpost, will be constructed along with the new estate neighborhoods and open for resident use by yearend. This facility will feature views of the marsh, canoe and kayak storage racks, floating docks with canoe and kayak launching area, a screened pavilion with bathroom and kitchen, oyster roasting pit, and an outdoor gathering area with a large open-air fireplace and hearth.
