Developer Cameron Kuhn and Trammell Crow Company recently announced a partnership involving nearly 1 million square feet of office space in Jacksonville and Orlando.
Trammell Crow provides building management, brokerage, project management and development and investment services to investors in and users of commercial real estate. The company will take over management of Kuhn Companies RiverWatch at City Centre in Downtown Jacksonville as well as two other properties July 1.
“For us, Trammell Crow is state of the art in management in the country,” said Rich Roland of Kuhn Companies. “We as a developer look at our business model and what we’re trying to accomplish. (This partnership) frees up our personnel to do our business. It allows us to have more focus on what we do.”
Roland says there will be a full-time person acting as a liaison between Kuhn and Trammell Crow.
“They do this better than anybody, even though we are customer and tenant oriented, they are the best,” said Roland. “We look at what’s important to us as a company, and it’s really development. We focus our energy from the top down and that allows us to continue developing.”
Roland said many people already in management positions at Kuhn Company have been placed with Trammell Crow.
“We’re not getting rid of anyone,” he said. “We have a very good management company, but we wanted to make sure everyone was employed and move forward.”
In Jacksonville, Trammell Crow Co. will take over management of the SunTrust project. The building includes 382,000 square feet of Class A office space, with as much as 16,000 square feet available on some floors. The Barnett Bank Building is 150,000 square feet and the Dyal Upchurch building is 46,000 square feet.
Trammell Crow will also take over management of Kuhn’s Premiere Trade Plaza in downtown Orlando. The project has a condo tower, two office-condo buildings with nearly 400,000 square feet, and 105,000 square feet of retail space with a 12-screen movie theater. The project is scheduled to be completed later this year, according to the Orlando Sentinel.
Trammell Crow is a large commercial real estate firm with offices in Canada, Europe, Asia and Latin America and South America. It will move its North Florida corporate headquarters from Maitland to the Premiere Trade Plaza later this year.
