A clear downtrend in For Sale Buy Owners has been seen since that market share experienced a cyclical peak of 18 percent in 1997. Only 13 percent of sellers conducted transactions without the assistance of a real estate professional in 2005, and 39 percent of those FSBO transactions were “closely held” between parties who knew each other in advance, up from 32 percent in 2004. The FSBO market share was 14 percent in both 2003 and 2004. NAR began tracking the FSBO market in 1981; the record was 20 percent in 1987. Lennar held the groundbreaking last month of its new condominium project, this one called Coventry at OakLeaf Plantation.
The development will have 20 buildings when complete and is on OakLeaf Plantation Parkway. The property backs up to a nature preserve on one side and is next to the development’s future town center.
There will be three floor plans:
• A two bedroom, two bath with 1,545 square feet. These are on the first floors.
• A three bedroom, two bath with 1,525 square feet. These are on the second floors.
• A four bedroom, 3.5 bath with 2,750 square feet. This is a two story condo.
The groundbreaking was attended by numerous Lennar executives including division President John Lee.
Prices will be from the $200’s and it is one of four Lennar projects in OakLeaf Plantation.
