With its miles of interconnected walking paths, acres of preserved wetlands and a one-of-a-kind Central Park, Pablo Creek Reserve has emerged as a luxury gated community that places as much emphasis on outdoor living as on indoor. And now the community has been formally recognized for its innovation in landscape design, with the receipt of a coveted Laurel Award for Best Landscaping.

A new community of 400 acres with approximately 270 homesites, just west of the Intracoastal Waterway and south of J. Turner Butler Boulevard, Pablo Creek Reserve has already closed more than half of its properties. Part of the reason is, of course, its perfect location—close to the beach, the Mayo Clinic and the new St. Johns Town Center, with an easy commute to town. But another enormous appeal, say new residents, is a development philosophy that blends top quality home construction with exquisite cultivation of the landscape, of preserved vistas, and of exterior amenities.

Pablo Creek Reserve’s 4.5 acre Central Park functions as an accessible destination for family outings, quiet walks, and even full-scale casual parties in the Park’s elegant pavilion, which features an outdoor fireplace and grill. And in lieu of an often-redundant community pool, Central Park offers an interactive water playground for children that makes for a resort-style outing and a great place for sunny-day gatherings. Threading out from Central Park are miles of quiet walking paths, complete with stepping stones inscribed with inspirational quotes.

In addition to the showcase Central Park, Pablo Creek Reserve features “mini” parks easily accessible to virtually every home in the community. Everywhere, the emphasis is on maintaining the integrity of the native North Florida environment. Deciduous trees are excluded in favor of native evergreens, including Live Oaks and Magnolias. Landscapers chose local vegetation and opted for flowering trees and shrubs such as Crepe Myrtles and Azaleas—rather than excessive annual beds—to provide seasonal color.

Already, 147 of the community’s 270 homesites have sold, and new homes are being completed every month. The quality of the community’s amenities and an adherence to strict architectural quality and controls have also created an appeal to discerning buyers looking for a home in which to settle for years to come. Even the community’s gate house reflects a classical architectural style and a high standard of construction.

“Pablo Creek Reserve is about quality of living, and quality of life,” said Vikki Stockton, Director of Sales and Marketing for Pablo Creek Reserve. “I’m very proud to be a part of this community, and we’re delighted to have been recognized with a Laurel Award for our beautiful landscaping.”

Pablo Creek Reserve offers homes starting at $1.5 million. The community works with six hand-picked custom builders to create exquisite homes in a range of architectural styles, from European Old World to Mediterranean to French Country. Buyers are invited to stop by the Pablo Creek Reserve sales office, which was recently recognized with the Jacksonville Sales and Marketing Council’s 2006 Excel Award for Best Sales/Information Office for a smaller office. The sales office is located at 5050 San Pablo Road, just south of J. Turner Butler Boulevard. For more information, contact Vikki Stockton at (904) 992-0383 or visit www.pablocreekreserve.com.
