Ramco-Gershenson Properties Trust, which plans to develop the Parkway Shops next to its River City Marketplace retail center in North Jacksonville, has signed Marshalls and Dick’s Sporting Goods for the project.
Edward Eickhoff, vice president of development and redevelopment for Ramco-Gershenson, said the company was moving forward with the first phase of the Parkway Shops and that those leases were signed.
On Wednesday, Marshalls spokeswoman Carrie Garfield said the chain, which sells off-price clothing and home goods, planned to open another Jacksonville store by mid-2013 but said she did not know the address.
Plans to improve the University Shopping Center in Southside also show a Marshalls store, although the developer has not returned telephone calls.
Marshalls has six stores in the area and Dick’s Sporting Goods has two.
Ramco-Gershenson said in a Feb. 14 news release that it has begun the first phase of development of Parkway Shops.
“Phase I will be anchored by a 45,000-square-foot Dick’s Sporting Goods and a 25,000-square-foot Marshalls and will also include approximately 20,000 square feet of small shop space,” it said.
It estimated the net cost to complete the first phase at $11.3 million. It said Parkway was next to the 900,000-square-foot River City Marketplace.
Ramco-Gershenson’s property package for the Parkway Shops show the development comprises about 153 acres, consisting of 32 acres of usable land and another 121 acres of wetlands.
Plans show almost 359,000 square feet of retail space, including a Golden Corral.
The package shows four “majors” totaling 266,000 square feet, shops totaling 53,240 square feet, five outlots and a Golden Corral.
Parkway Shops is planned along Airport Center Drive and Duval Road, east of Interstate 95. River City Marketplace is south of the Parkway Shops.
Plans filed with the St. Johns River Water Management District show the project at 15226 Duval Road. Plans show retail stores of 135,000 square feet, two at 55,000 square feet, 32,000 square feet, 28,000 square feet and 13,300 square feet.
Ramco-Gershenson is based in Farmington Hills, Mich.
River City Marketplace includes a Walmart Supercenter, Michaels, Bed Bath & Beyond, Gander Mountain, PetSmart, Best Buy, Lowe’s, Cracker Barrel, Red Lobster, Olive Garden, Chili’s and other stores, restaurants and a movie theater.
