Plans were filed with the City for development of a Family Dollar store and a McDonald’s restaurant along State Street between Newnan and Market streets at the site of Warren Motors.
Warren Motors President Ellis Warren said Monday that the developer of the project will buy the site at 233 E. State St. once the permits are in place.
The project will add a nationally known and high-profile discount store and fast-food restaurant Downtown.
Warren said the dealership has been at the State Street location for 23 years and operated at 21st and Pearl streets for 35 years before then.
He declined to specify the new location for Warren Motors in Northwest Jacksonville.
McDonald’s spokeswoman Misty Skipper with the Dalton Agency said Monday the company expects to start construction in late summer or early fall and to open the store before the end of the year. She said the address will be 201 E. State St.
She had no further information about jobs or the reason for the decision to develop a Downtown restaurant at that site, but she said a typical McDonald’s employs about 50 people.
Plans filed with the City show that Family Dollar and McDonald’s are planned side-by-side on the 1.6-acre site on the north side of State Street.
The site is bounded by State Street to the south, Newnan Street to the west, Orange Street to the north and Market Street to the east.
According to the plans:
• Family Dollar would develop a store of about 9,000 square feet on the west side of the site. Taylor & White Inc. is the project engineer and the developer is listed as TRC Lane LLC.
The surveyor is Clary & Associates Inc. and the landscape architect is Janet Whitmill.
• McDonald’s would develop a 3,905-square-foot restaurant on 0.82 acres on the eastern side of the site. CPH Engineers Inc. prepared the plans.
Plans also show a drive would run between the developments from State to Orange streets that would be subject to Florida Department of Transportation approvals.
The McDonald’s would be across the street from the Burger King at 210 E. State St.
The development also will be near the 7-Eleven under development at 9 W. Union St. It’s also near the historic Springfield residential and retail area.
The Family Dollar store plans were prepared for Market Street Retail LLC. Those plans also show the developer as TRC Lane LLC.
Both entities are based in Charleston, S.C., and their managing member is JJL Holdings LLC.
Jeffrey J. Lamberson of Twin Rivers Capital LLC, who is listed on state corporate records with the companies, did not return a call for comment.
