Representing two historic buildings and a 10-story office building, which makes up in potential what it lacks in longevity, is what brings Matthew Clark Downtown every day.

With the Elks Building, the Jacksonville Bank Building and the Masonic Temple Building, Clark, a commercial real estate broker with Prime Realty Inc., has a variety of office and retail leasing opportunities to offer potential tenants.

“Downtown has an atmosphere that you just don’t get in the suburbs,” said Clark.

He said the Elks Building’s location on Laura Street at Adams Street and its architecture makes it one of Downtown’s most marketable addresses.

“It’s a very distinctive building because it’s historic on the outside and Class-A office space on the inside. The Elks Building is a fun project,” Clark said.

The top floor of the Masonic Temple Building at 410 Broad St. is ready to be leased, he said. The structure’s early 20th-century vintage architecture features large windows and original mosaic tile floors.

“It would be perfect for attorneys or court reporters, since it’s a block from the county courthouse,” said Clark.

Half of the 10-story Jacksonville Bank Building at 100 N. Laura St. is available for lease. The floors, walls and ceilings have been cleared to the structural components.

“The space is ready to customize. Tenants can get exactly what they want in terms of layout and design. It could become open loft space or really high-end space,” he said.

The current price trends also are making Downtown addresses attractive to businesses and retailers who want to start or relocate a business.

“Downtown isn’t just competitive with suburban office space. I’d say it’s a little lower,” Clark said.

“I feel the momentum is starting to pick up,” he said.
