$10M Palms at Ponte Vedra assisted-living center expects fall 2014 opening

Property owner Solana Capital Ventures LLC filed plans for the proposed $9.6 million, 86-unit Palms at Ponte Vedra assisted-living center at 375 Solana Road in Ponte Vedra Beach.

Developer and owner Steven Sell said he hopes to have environmental permits soon. Pending approvals, construction should be completed and the center open in October 2014.

Sell said the Palms at Ponte Vedra will have 28 beds for memory care and 64 assisted-living beds and will feature electronic and wireless security devices for medical alert and room security.

He said amenities will include a movie theater, full-scale beauty salon and spa, billiards, a putting green and a therapy gym and swimming pool.

Sell is the managing member of Solana Capital Ventures and the agent and a director of Health Care Managers, state records show.

The Palms at Ponte Vedra would be one of several of his group's developments, which include the Lakeside Nursing and Rehabilitation Center and Park Ridge Nursing Center in Jacksonville and facilities in Hilliard, Amelia Island and The Villages.

It also is one of more than a dozen assisted-living or adult-care projects underway or planned in the area by developers.

A landscape plan filed with the St. Johns River Water Management District application shows the Palms at Ponte Vedra as a two-story, 75,512-square-foot center on 4.7 acres at Solana Road and Solano Cay Circle.

Solana Capital Ventures LLC is listed as the property owner and the entity to receive the permit. Thomas Inman of Inman Engineering is the consultant.

A geotechnical report was prepared by Universal Engineering Sciences for Health Care Managers Inc. of Fernandina Beach.

A project narrative by Inman Engineering describes the project as a two-story, 75,500-square-foot building with 86 units and 92 beds.

Health Care Managers Inc. is the owner and developer. The architect is Architectural Concepts Inc.

The majority of the infrastructure was constructed as part of Solano Condominiums. "Signature demolition to existing roadway, utilities and storm sewers will be required," it said.
