City reviewing $6 million permit for Nordstrom shell

The City is reviewing plans for the building shell for Nordstrom at St. Johns Town Center.

IBEX Construction Florida LLC of Coral Gables is shown as the contractor for the two-story, 127,000-square-foot building. The interior build-out would be approved in a separate permit.

Callison Inc. of Seattle is the architect. Seattle-based Nordstrom is shown as the owner.

The address is 4835 Town Crossing Drive.

The Daily Record reported June 3 that construction began that day for the Nordstrom wing at St. Johns Town Center.

The wing, on the southwest end of the property between Louis Vuitton and Brooks Brothers, is expected to open in fall 2014.

Developers Simon Property Group and Ben Carter Properties said the wing, the center's Phase III, will encompass more than 158,000 square feet of retail space.

In addition to Nordstrom, the wing will include an estimated eight stores totaling about 34,000 square feet of space. The stores will be announced later this year.

Center General Manager Angela Crowder said national and local retailers have committed to the new phase and many will be new to the market.

Also, almost 600 parking spaces will be added. The new parking areas are planned between Ethan Allen and Ovinte; along Big Island Drive; and in the east parking lot. The areas will open in phases between October and Nov. 15.

A previous permit application showed 9.9 acres will be cleared at the address. Plans show the site as Phase 3 of the center. St. Johns Town Center is at Butler Boulevard and the Interstate 295 East Beltway.

St. Johns Town Center is a 1.2 million-square-foot retail and restaurant center. It has 11 anchor stores and more than 175 specialty stores and restaurants.

Simon Property Group is based in Indianapolis and owns or has an ownership interest in 326 retail real estate properties in North America and Asia.

Atlanta-based Ben Carter Properties LLC, now known as Ben Carter Enterprises, has developed more than $1.1 billion, and nearly 5 million square feet, of retail and office projects since it was formed in 1993.

George Moore Beaches dealership site slated for apartments

Atlanta-based TriBridge Residential plans a 170-unit apartment complex at the site of the closed George Moore Chevrolet auto dealership in Jacksonville Beach.

Plans filed with the St. Johns River Water Management District show the "Beach Boulevard Apartments" on 4.41 acres at 711 Beach Blvd., between Sixth and Ninth streets.

Connelly & Wicker Inc. is the project engineer.

Proposed plans call for construction of five apartment buildings, a parking garage and paving, sidewalks, utilities and a storm water collection system.

The site now consists of existing buildings, concrete and asphalt pavements. Those buildings would be removed.

The George Moore Chevrolet dealership business moved to 10979 Atlantic Blvd.

Doll House moving to Philips Highway

While some plans referred to a proposed nightclub at Philips Highway as the Ice House, a building-permit application says the project is the Doll House.

The adult-entertainment Doll House has operated along Atlantic Boulevard near Downtown.

Plans show the former Sunshine Stucco Supply Inc. building along Philips Highway will be demolished and an almost 4,000-square-foot nightclub and storage building would be built. Sunshine Stucco Supply has relocated to 5323 Philips Highway.

Site plans show a nightclub of about 2,800 square feet along with storage space.

Hartsock Enterprises, which does business as the Doll House, is the property owner of the site at 6105 Philips Highway.

Fulmer Inc. is the contractor and the architect is RAM Architecture.

The project cost is $250,000 for the removal of the existing building and the site work and construction of the new structure.

Hartsock Enterprises Inc. bought the property in February for $625,000.

Plans show the existing 10,041-square-foot building will be removed and a nightclub will be built on the 1.73-acre site.

Some plans refer to the project as the proposed "Ice House."

The engineer is DB Civil Works and the architect is Robert A. Maurer Architect.

The Florida Times-Union reported in January 2011 that the Doll House at 2220 Atlantic Blvd. would be seized by the state and demolished as part of a plan to replace the Overland Bridge, an elevated section of Interstate 95 south of the Fuller Warren Bridge.

At the time, Charlie Hartsock, who has operated the Doll House for 25 years, confirmed to the Times-Union that the state will take his property.

Hartsock said at the time he would move the Doll House to a new location but declined to say where it would be.
