New FedEx building to cost $19 million

FedEx Ground Package System Inc. applied for a city construction permit that shows its Jacksonville Westside distribution center will cost $18.7 million to build.

Construction costs generally don't include all the expenses involved in opening a facility, such as equipment and furniture.

Evans General Contractors LLC of Greer, S.C., and Savannah, Ga., is shown on the permit application as the contractor.

According to the permit application, the 304,300-square-foot FedEx Ground Small Package System Sorting Facility will be built on 34.7 acres at 13509 Waterworks St. in city-owned Cecil Commerce Center.

The architect is Randall-Paulson Architects Inc. of Roswell, Ga.

The developer is SunCap Jacksonville LLC, part of SunCap Property Group of Charlotte, N.C.

The permit indicates the mortgage lender is BB&T of Charlotte.

Plans show some uses:

• A 280,628-square-foot warehouse.

• A 14,675-square-foot office.

• A 5,090-square-foot truck maintenance area.

• A 2,110-square-foot gateway building.

FedEx spokesman Jesse Bull said last week that the company expected to start construction in November on the distribution center toward a summer 2015 completion.

Bull said again today it was company policy not to discuss investment numbers related to the project.

Developer SunCap Property Group of Charlotte, N.C., and Jacksonville engineering firm Prosser Hallock filed had plans that showed a 297,246-square-foot warehouse center on 46.2 acres at 13509 Waterworks St., north of the Saft America plant in Cecil Commerce Center.

It's not uncommon for adjustments in development site acreage because some plans include all property and some include just the land that can be developed or will be developed in a first phase.

Cecil Commerce Center is south of Interstate 10 and west of Chaffee Road and is part of the 17,000-acre former Naval Air Station Cecil Field.

FedEx confirmed in June it would build the distribution center and transfer 180 employees from its 2480 Lane Ave. N. facility to the new, larger hub that will serve the Jacksonville area.

In June, Bull said employees would be added to the Jacksonville facility as needed, but would not comment about the number of new jobs the company could create.

The real-estate parcel number on the permit shows the property is owned by the city of Jacksonville. That parcel is a site of 57.3 acres.
