Tradeport building sold for $2.92 million

A Jacksonville International Tradeport building leased completely by Corys Thunder Inc. was sold April 11 to two Georgia companies.

G.T. Tradeport LLC and P.T. Tradeport LLC bought the building for $2.92 million from 1351 Tradeport Center LLC. Synovus Bank issued a $2.1 million mortgage.

The 25,000-square-foot structure at 1351 Tradeport Drive was built in 1990.

The Duval County Property Appraiser lists a current market value of $1.82 million. The ownership group bought it in March 2013 for $725,000.

G.T. Tradeport is led by Greg Tsiopanas and P.T. Tradeport is led by Peggy Tsiopanas, of Pooler, Ga.

1351 Tradeport Center comprises managers Ladson Montgomery and Forrest Gibson, principals of PRG Developments in Jacksonville.

The office-warehouse sits on 3.51 acres.

In May 2013, the city approved a $466,000 renovation of the building for Corys Thunder, which makes training simulators for nuclear power plants.

It became the new North Jacksonville headquarters for the company, which relocated from St. Marys, Ga.

City Council approved incentives for the project. Corys Thunder requested $297,500 in city and state incentives to relocate from St. Marys and expand its operations to North Jacksonville, bringing 31 jobs and adding four, all at an average salary of $107,133,

Jacksonville International Tradeport is part of the Jacksonville International Airport Community Redevelopment Area.

The company is a subsidiary of Corys T.E.S.S. in Grenoble, France, which is the largest simulator company in Europe, according to its corysthunder.com website.

According to documents, Corys Thunder was founded in 2008 to provide engineering services and products to the simulation industry and its technology is the most widely used nuclear power plant training simulators in the U.S. and Europe.
