Lennar Homes, after opening the first 286 home sites in September in the new Westside community of Longleaf, is preparing to add 502 more lots.
“We saw a need for a large master-planned community that was highly amenitized in West Jacksonville, and we felt the timing was right,” said Scott Keiling, director of land development.
Longleaf’s new amenity center includes a beach entry pool, fitness center, covered pavilion with flat screen TVs, an event lawn, children’s playground and a dock overlooking a lake.
Lennar is the developer and the only builder in the community, which is located 2 miles north of OakLeaf Plantation.
Longleaf’s entrance, amenity center and model homes are finished and several news homes are under construction, according to company Sales and Online Marketing Manager Amber Williams.
The neighborhood’s target market includes families and military personnel stationed at Naval Air Station Jacksonville, she said.
The next phase of lots will come online as market demand dictates, she said.
Developer: Matovina Group
Location: Yellow Bluff Road, north of New Berlin Road
Size: 69 homesites for new development
A new development planned for Jacksonville’s Northside will add 69 home sites to the sleepy rural area.
Located on Yellow Bluff Road, one-half mile north of New Berlin Road, Chandler’s Crossing will offer home buyers good schools and quick access to I-295, the airport and employment centers at the Port of Jacksonville, said developer Greg Matovina, who is managing partner of the ownership group.
The neighborhood will straddle Yellow Bluff Road, with 29 lots on the west side and 40 on the east. Both properties back up against wetlands, and Chandler’s Crossing West is additionally bounded by Caney Branch Creek.
Home construction should begin in the east neighborhood in late January. Builders D.S. Ware and Dostie will construct 1,700- to 2,400-square-foot semi-custom homes in the $190,000 to $260,000 price range.
The west neighborhood’s infrastructure will go in during the second quarter of 2015, with homes breaking ground by the end of that year.
The property, at one time zoned for apartments and for commercial development, was returned to residential zoning for the project.
“We were not convinced market-wise that commercial would work there,” Matovina said. “It’s not a busy corner and there aren’t really enough rooftops to support it.”
Developer: GreenPointe Communities
Location: Pacetti Road, north of County Road 208
Size: 614 single-family homes in new community
Plans have been revived for a community of 614 single-family homes near Six Mile Creek, about 10 miles west of St. Augustine.
GreenPointe Communities, the development division of Jacksonville’s GreenPointe Holdings LLC, filed documents with the St. Johns River Water Management District to build lots for a 622-acre master-planned community, to be called Whisper Creek. The project is on the west side of Pacetti Road, north of County Road 208 in St. Johns County.
Plans show the project will proceed in phases, with 129 lots developed in the first phase.
It’s a venture GreenPointe should be familiar with.
Members of the company’s management team in 2006 formerly pursued the project as employees of Landmar Group LLC.
Landmar folded in 2009 when its parent company, Crescent Resources of Charlotte, N.C., entered Chapter 11 bankruptcy protection.
Former Landmar executives Margaret Jennessee, Ed Burr, Roger Postlethwaite and Grady Miars serve as top executives for GreenPointe.
Developer: HRHR LLC
Location: Florida 16, between Pacetti Road and Whisper Ridge Drive
Size: 122-lot subdivision
A 44-home subdivision, Tomoka Forest, is planned for a 41-acre parcel in the Whisper Ridge area of St. Johns County.
The property is located on Florida 16 west of Interstate 95, between Pacetti Road and Whisper Ridge Drive.
The land is being developed under HRHR LLC, whose managing partner is Roger O’Steen, with Howard, Richard and Harold O’Steen rounding out management positions.
Developer: Dream Finders Homes
Location: U.S. 17, across from Village Square Parkway in Fleming Island
Size: 43-home subdivision
Dream Finders Homes is planning a 43-home community, Eagle Perch, across from Village Square Parkway in Fleming Island.
The single-family subdivision is to be built on 14.25 acres, located on U.S.17 just south of Water Oak Lane.
The site was previously permitted for commercial development, according to documents filed with the St. Johns River Water Management District.
Developer: Ken Atlee
Location: At the corner of Long Bay and Old Jennings roads
Size: 122-lot subdivision
Developer Ken Atlee is planning a 122-lot subdivision, Jennings Estates, in Clay County, 2 miles west of St. Vincent’s Medical Center and the planned First Coast Expressway.
The 101.73-acre parcel is located on the southeast corner of Long Bay and Old Jennings roads.
A proposal filed with the St. Johns River Water Management District would modify the site’s existing permitted use from a 10-lot residential subdivision.
