Wilson Walmart Neighborhood Market is a $1.6M renovation

The area’s fifth Walmart Neighborhood Market is in review as a $1.6 million renovation of another former Food Lion.

Gatlin Development Co. intends to remodel the former Wilson Square Food Lion at 6855 Wilson Blvd. No contractor is listed for the 39,442-square-foot project.

Gatlin Development Co., through GDC Jax 3 LLC, is shown as the property owner on the building-permit application, although Duval County property records don’t reflect a sale of the shopping center to Gatlin. The property transfer is expected after regulatory approvals for the development.

The four Walmart Neighborhood Markets that opened last year are in former Food Lion stores in Gatlin properties: Merrill Station in Arlington; the Crossroads at Mandarin in Mandarin; Julington Square along Florida 13 in St. Johns County; and along County Road 220 in Middleburg in Clay County.

In addition to the Wilson Square Neighborhood Market, Gatlin has expressed interest in developing another at the St. Augustine Shores Village center in St. Johns County.

Neighborhood Markets are Walmart grocery stores. At an average 38,000 square feet in size, they offer groceries, pharmacy services and household goods, but are much smaller than the average 182,000-square-foot Walmart Supercenters.

Gatlin also has filed site plans for a proposed Walmart Supercenter project at the Interstate 295 West Beltway and Collins Road.

Basilica Downtown renovating basement

The Basilica of the Immaculate Conception in Downtown Jacksonville plans to renovate the functions that operate in its basement.

Plans show renovations of the social hall, bookstore, resource area, warming kitchen, chapel and meeting rooms.

Auld & White Constructors LLC is listed as the contractor for the project, shown as a remodeling of 9,332 square feet of space in the basement area of the historic church at 121 E. Duval St. The parish was founded in 1854.

The contract is pending for the project, shown as a $316,240 job along with site work of almost $31,000.

The architect is Ronald Scalisi Architects.

Immaculate Conception Catholic Church was designated a minor basilica last year by the Vatican. To receive the designation, a church must be a center of active and pastoral liturgy with a vibrant Catholic community and have unique historical, artistic or religious importance.

Immigration office to be remodeled

The U.S. Citizenship and Immigration Services offices in Southpoint are in city review for a $2.5 million renovation.

Commercial Construction Inc. of Daytona Beach is the contractor for the project at 4121 Southpoint Blvd. The project covers a 28,100-square-foot interior remodeling and 500 square feet of unenclosed space.

The uscis.gov site explains that the U.S. Citizenship and Immigration Services is the government agency that oversees lawful immigration to the United States. It says it comprises 18,000 government employees and contractors working at 250 offices across the world.

The Jacksonville Field Office serves 35 North Florida counties.

Shoppes at Gate Parkway planned

A two-story, 28,000-square-foot office-retail project called the Shoppes at Gate Parkway is planned at 7741 Point Meadows Drive.

is the owner of the 2.2-acre pro-ject site. Beemer’s manager is Miklaine LLC, whose manager is Mike Ashourian.

Gate lands permits for Baymeadows store

Gate Petroleum Co. landed city approvals for four permits to build its 11350 Baymeadows Road convenience store.

KC Petroleum is the contractor for the $1.73 million project, comprising the 6,662-square-foot store and gas pumps, car-wash building, canopy for the fuel area and the dumpster enclosure.

Gate has been building stores, including two under construction near St. Johns Town Center and along Emerson Street and two planned along Philips Highway in Bayard and along International Golf Parkway in St. Johns County.

Aging in Northeast Florida

A recent Florida TaxWatch report included a look at the percentage of population age 65 and over and age 85 and over.

Around Northeast Florida, Flagler County had the highest percentage of its population in both categories, while Baker and Duval had the lowest.

• Baker County: 11.9 percent 65 and over; 1.1 percent 85 and over.

• Clay County: 13.1 percent 65 and over; 1.4 percent 85 and over.

• Duval County: 11.9 percent 65 and over; 1.6 percent 85 and over.

• Flagler County: 26.6 percent 65 and over; 2.9 percent 85 and over.

• Nassau County: 18.3 percent 65 and over; 1.7 percent 85 and over.

• Putnam County: 20.1 percent 65 and over; 2.3 percent 85 and over.

• St. Johns County: 17 percent 65 and over; 2.2 percent 85 and over.
