Crosswater heading for quick sellout

Only one year since it opened, Crosswater at Pablo Bay’s home sites are 50 percent sold-out.

The PARC Group, the subdivision’s developer, in June held a Realtor luncheon and tour showcasing the models on sale. At full build-out, the community will hold 288 homes.

The neighborhood is popular because of its location and price, said the PARC Group’s Kelly Ray. Located off San Pablo Road, between Butler and Beach boulevards, Crosswater at Pablo Bay is a 10-minute drive from beaches, restaurants and shopping, including the St. Johns Town Center.

Houses begin in the $250,000s, though homes at the low end are now limited, Ray said.

The community’s builders include Mattamy Homes, Providence Homes, Cornerstone Homes and David Weekley Homes.

A new amenity center, with a pool, splash park, playground and dog park, opened in April.

There are no CDD fees; homeowner association fees are $780.
