City OKs Earth Fare's almost $1 million build-out

Earth Fare’s first Jacksonville grocery store, taking shape at the Atlantic North shopping center, landed city approval Tuesday for an almost $1 million interior build-out.

The entire project appears to be at least a $2 million construction job — the $1.04 million shell structure approved in December and the $985,000 interior build-out OK’d this week. Associated work, as well as furnishings, equipment and inventory, will increase that investment.

Target Contractors Inc., associated with center developer Sleiman Enterprises, is the contractor for the building shell and the interior work.

The North Carolina organic and natural foods grocer is building the 24,000-square-foot store at 11901 Atlantic Blvd., No. 250, next to Academy Sports & Outdoors.

The center is at northwest Kernan and Atlantic boulevards. It is anchored on the east end by LA Fitness and will be anchored on the west end by a Belk department store.

Site work is underway for Belk, which expects to open in a year. Construction is expected to start in July.

Plans show Earth Fare will include 13,510 square feet of sales area and 8,676 square feet for storage and preparation, along with mechanical and other space. It also will offer a 41-seat café area near the entrance. The café is near the market’s coffee and yogurt bar.

Earth Fare is based in Fletcher, N.C., near Asheville, and calls itself “the healthy supermarket.” It began in 1975 and now operates 31 stores in nine states, including a Florida store in Tallahassee. The Jacksonville store is not shown on the store list on the earthfare.com website.

Earthfare.com reports that Roger Derrough set up “Dinner for the Earth,” the first natural foods store in Asheville, in 1975. It operated for five years out of a small storefront before moving to a larger space in downtown Asheville.

The company changed its name to Earth Fare in October 1993 and relocated the store in 1994 to the Westgate Shopping Center, where it became a full-service supermarket format.

It began adding more stores in 1997.

Value Place opens in North Jacksonville

Value Place has opened a four-story, 124-room extended-stay hotel at 10520 Balmoral Circle W. in North Jacksonville.

It’s one of three Value Place properties open in Jacksonville. The others are at 8341 Dames Point Crossing Blvd., off Merrill Road, and at 3425 Saland Way, off Beach Boulevard.

The company also plans to build a location in South Jacksonville, but has not chosen a site. “We have a few options that we are still exploring,” said Robyn Powell, vice president of franchise development marketing.

However, the company does not plan to rebuild its Westside project site, which was under construction when it was damaged by fire in October. The hotel was expected to open at the same time as the North Jacksonville location.

Value Place Jacksonville LLC owns the Westside site, which is at 6916 103rd St.

According to Powell, David Redfern, president of Value Place Development, said long-term plans for that land have not been determined.

The construction costs shown on the building-permit applications were $3.5 million for the North Jacksonville hotel and more than $3.4 million in Westside. The city’s website shows that fire damage was reported at the site Oct. 19.

The economy extended-stay hotel chain is based in Wichita, Kan. There are more than 180 Value Place properties, both company- and franchise-owned, in 32 states, according to valueplace.com.

Jones Lang LaSalle  now ‘JLL’

The Jones Lang LaSalle professional services and investment management firm, which specializes in real estate, has shortened its name to “JLL” and introduced a new version of its logo that it says reflects its position as a global company.

The JLL name will allow the name to be more easily pronounced in languages worldwide and it makes it more suitable for use in digital apps and mobile channels, the company said.

The JLL name and new logo will be rolled out globally over the next two years, including in Jacksonville and in Central Florida where the company handles the leasing and property management of some prominent commercial buildings.

Among its Jacksonville deals, JLL is representing Parmenter Realty Partners in marketing the 42-story Bank of America Tower for sale. JLL also is the leasing agent for the Prominence office park in Baymeadows on behalf of Crocker Partners.

$4.3M mortgage for CxP Datacenter

Bank of America issued a $4.325 million mortgage to CxP Capital LLC for its new Southeast Regional colocation center at 8324 Baymeadows Way.

CxP is a Jacksonville-based company that offers secure datacenters and cloud services. It says on it cxpdatacenter.com site that the new facility will feature the latest in colocation technology and modern office space.

“CxP will function not only as a datacenter but also as a modern day hub for any business requiring state of the art services,” it said.

CxP bought the property, a former Wachovia datacenter, in June for $5.25 million from First States Investors 4000C LLC. The 121,000-square-foot data center sits on 12.1 acres. The structure was built in 1982.

In January, the city issued a permit for The Haskell Co. to install five computer room air handler units and four new power distribution units at a project cost of $1.12 million. That was one of several permits issued for the project, including a $95,000 build-out in October by Amtec Construction Services LLC.

Bank of America issued the mortgage Thursday and it was recorded Tuesday with the Duval County Clerk of Court.

CxP said in October that it was pre-selling data and office space in the new center and that it was investing another $5 million in renovations.

CxP said the facility will double the total capacity of its Jacksonville presence. It also has a datacenter Downtown.

It said the new location’s 50,000 square feet of data space can host customers with servers and its 60,000 square feet of office space can accommodate 250 to 300 employees of customers.
