Gran Bay Realty Partners LLC, operated by the Rohdie Group of New York, has applied for permits to build the Gran Bay Apartments at Flagler Center — a set of 14 apartment buildings, seven garages and a clubhouse.
Summit Contracting Group Inc. is listed as the contractor for the almost $23 million construction project at 13444 Gran Bay Parkway.
The Rohdie Group of New York will develop the more than $30 million project in South Jacksonville. The additional costs include land, development and other expenses.
President Bob Rohdie said Tuesday construction should start in the next 30-40 days on the 308-unit project and be completed 16 months later, which would be September 2015.
Rohdie said in a previous interview that Jacksonville's rebounding economy led to the decision to build. He said Gran Bay will be his fifth project in Jacksonville since the early 1990s. The other four have been converted into condominiums or sold, he said.
The 15.5-acre development along Gran Bay Parkway at Egrets Nest Drive comprises 10 three-story wood-frame apartment buildings, four two-story wood-frame carriage houses, three nine-bay garages, three six bay garages, a four-bay garage and car-care building, and an almost 7,000-square-foot clubhouse and leasing center, a trash compactor enclosure and hardscape, such as site columns and a pool deck.
England-Thims & Miller Inc. is the project engineer. Summit Contractors will build the project, and Group 4 Design is the architect, Rohdie said.
The Rohdie Group is a privately held real estate management firm based in New York, N.Y. Over the past 25 years, Rohdie and his team have developed more than 30,000 apartments in residential areas throughout the Southeast.
Z Loft apartments in review for Kernan
The city is reviewing plans for the Z Loft Apartments on about 37 acres east of Kernan Boulevard between Atlantic and Beach boulevards.
Plans show the project consists of 20 apartment buildings, comprising 390 units, in addition to a clubhouse.
The civil engineer is Prosser Inc.
Z Loft Apartments will be developed by Z Loft LLC, a Ponte Vedra Beach-based development company led by Ron Buckley and Ton Van Mook.
Its website says the development team behind Z Loft has been at the forefront of student housing since 1992, and has collectively developed and managed more than 20,000 student housing beds in 20 markets throughout the United States. The team has built and developed more than 20 large-scale student housing apartment projects.
The zloftllc.com site says Buckley and Van Mook are originators of the "shared living" concept.
Z Loft is shared-living student housing with the "lease by the bed" concept.
More Southside apartments
Developer Eckstein Investments LLC is laying the ground work for eventual development of up to 300 apartment units on 15 acres north of A.C. Skinner Parkway in the southwest quadrant of Butler and Southside boulevards.
Eckstein Investments seeks a rezoning of the property.
The project phasing calls for horizontal improvements to start in 2014-15 and construction of the multifamily project as the market dictates.
Kimley-Horn and Associates LLC is the project planner and engineer.
A site data table shows the project would site next to the existing Lost Lake Apartments.
Fifth Third plans Lakewood bank
Plans were filed with the city for a Fifth Third Bank along University Boulevard West. The almost 3,000-square-foot building would occupy about a third of an acre.
The Daily Record reported March 5 that Fifth Third Bank bought property at the shopping plaza at 3600 University Blvd. W. in the Lakewood area.
The Cincinnati-based bank paid $975,000 for the site it purchased from University Center CRP LLC, based in Palm Beach Gardens. University Center is anchored by LA Fitness.
A spokeswoman said Fifth Third Bank was working on a development plan for the almost 1-acre site to determine its use.
Fifth Third Bank has 10 Jacksonville area locations, including one at 6450 St. Augustine Road, near University Center. That 2,300-square-foot building sits on a half-acre site and is owned by Fainbarg V LP.
The plans filed for city review show that Infinity Engineering Group LLC of Tampa is the engineer.
Autobahn good to go
The city approved the permit Tuesday for Danis Construction LLC to remodel 80,000 square feet of space in Southside for the Autobahn Indoor Speedway.
Danis will remodel space for the indoor go-kart racetrack at 6601 Executive Park Court N. at a project cost of $297,642.
Bill Harris, general manager of the Autobahn Indoor Speedway in Jessup, Md., said in February the Jacksonville track probably will open in May.
The remodeling project includes the track and support areas as well as the lobby, board room, meeting space, common areas, conference space and the track waiting area.
The speedway company is based in Tampa.
