Quite a show for country club debut

The “re-imagined” Atlantic Beach Country Club celebrated its grand opening in January, with a golf tournament, tennis round robin, clubhouse celebration and ribbon cutting and evening fireworks.

Sales in the community have surpassed expectations, officials said.

Riverside Homes and Toll Brothers are contracted to build 120 of the 178 homesites. Of the remaining 58 homesites, 36 have been sold. Developers closed 60 homesites by the end of 2014.

Lots range from 50 feet to 80 feet wide, with homes priced from the $600,000s to more than $1 million.

A price increase on the remaining lots is expected by month’s end.

Country club membership sales have reached 620 and a limited number of Full and Sports memberships still remain.

The country club includes a new 18-hole golf course and a practice facility with a 350-yard driving range, putting green and a short-game practice area. There are seven clay tennis courts.

The clubhouse features a pool deck, swimming pool and kid’s splash deck, a fitness center, golf pro shop, tennis shop and dining room.

Registration underway for lot selection in Costa del Sol

Palencia is registering interested buyers for an upcoming lot selection event for Costa del Sol, the final estate-lot neighborhood in the master planned community of Palencia. The sites will be released for sale later in 2015.

Many of Costa del Sol’s 62 homesites are nestled within a mature oak hammock and have views of the Intracoastal Waterway and the community’s award-winning golf course, including numerous water-to-golf view lots.

Sites range from 90 to 140 feet wide and 180 to 350 feet deep. Preliminary lot prices range from $125,000 to $750,000.

Costa del Sol builders include CornerStone Homes, The Cottage Home Co., Dostie Homes and Arthur Rutenburg Homes. Visitors can tour three homes in a model home park inside The Reserve II neighborhood.

Select lots will also be available for purchase with no time limit requirement.

Palencia offers a European-style village center, a championship golf course, three swimming pools, fitness facility, 10 Har-Tru lit tennis courts, neighborhood parks and walkways, a boardwalk and fishing pier.

Paradise Key South Beach more than halfway built

Eighteen of 40 sites remain at Paradise Key South Beach, a custom-home community five blocks from the ocean in Jacksonville Beach.

The vision for Paradise Key South Beach was inspired by Northwest Florida’s Gulf Coast scenic route 30A, said developer Lon Walton.

The neighborhood features authentic coastal homes with metal roofs, front porches, white-picket fences and outdoor living areas.

Home prices start in the $600,000s. Buyers can choose from one- and two-story floor plans or design a custom plan with architect Michael Stauffer.

Paradise Key South Beach is home to 25 families. Seven homes are under construction and six lots are being prepared for construction.

Preferred builder, Ruggeri Construction, has broken ground on its latest spec home, the St. Croix.

The 2,125-square-foot three-bedroom, three-bathroom home offers block construction on the first floor and a two-by-six framed second floor. Inside, design highlights include a fireplace flanked by built-ins and transom windows over interior doors. The St. Croix is scheduled for completion in mid-July.

The other preferred builder, Glenn Layton Homes, has six homes under construction, including a spec home that will break ground early this year.

Layton achieved international attention for his work as the builder of the HGTV Smart Home 2013 in Paradise Key South Beach.

Vintage Estate opens ‘boutique’ community

Vintage Estate Homes has opened a new boutique community, White Oak Farms, in the heart of Mandarin.

The sequestered 19-home neighborhood features 100-foot-wide homesites on a cul-de-sac road, off Julington Creek Road and Aldan Road.

Homes floor plans range from 2,500 to 3,500 square feet.

Vintage Estate’s 2,961-square-foot model, Tammy, is fully decorated. A Realtor grand opening is planned for this month, with a $500 gift card giveaway.

Tidewater Homes launches first community in Mandarin area

Tidewater Homes has broken ground on a new 12-home subdivision in Mandarin.

Called Sissy’s Laine, the development is off Flynn Road on the west side of San Jose.

The community will feature 90-foot-wide homesites and offer three new home designs that include “the latest in designer options and an extensive list of luxurious standard features,” the company said.

Pre-construction prices range from the high $400,000s to $600,000s, and home sizes are from 3,350 square feet to 4,000 square feet.

Construction of two move-in-ready homes began in the winter and a community grand opening is planned for the spring.
