Subdivisions bringing 400 homes to First Coast

CLAY COUNTY

Edgewater Landing

Developer: Elkay Developments Ltd.

Location: Russell Road, west of U.S. 17

Size: 171 homes

A family-run Canadian company will develop a 171-home community just south of Fleming Island in Clay County.

Elkay Developments Ltd. of South Surrey, British Columbia, is planning a 114-acre single family subdivision just west of U.S. 17 on Russell Road.

Called Edgewater Landing, the development is near the Black River, opposite Fleming Island, and abuts Peters Creek.

Elkay Developments has participated over four decades in the development of more than 300,000 square feet of commercial space and more than 1,000 single-family lots, primarily in South Surrey and White Rock, B.C., according to the company’s website.

Recent projects include three office complexes — the 70,000-square-foot Morgan Creek Corporate Centre, the Croydon Business Centre and the Grandview Business Centre — and custom homebuilding, all in South Surrey.

What’s Elkay’s 3,000-mile connection to Northeast Florida? Company spokesman Wayne Lyle said he formerly lived in Jacksonville and bought the Edgewater Landing parcel.

Several of the lots will have deep water access, and about 80 percent of the lots will back up to water, lakes or wetland preserves.

“The trees are just spectacular,” Lyle said. “For a lot of communities in Jacksonville, the developers clear the land and plant pines. This site has oaks that are 150 years old.”

The first phase of lots at Edgewater Landing will become available in the spring, according to Elkay’s website.

Paso Fino

Developer: The Development Co.

Location: Florida 16, northeast of Penney Farms

Size: 42 homes

Veteran builders Mark and Tobi McGuigan of The Development Co. are planning a 42-home subdivision northeast of Penney Farms in Clay County.

The 35-acre parcel is located at the northwest corner of Florida 16 and Paso Fino Road.

The McGuigans, most recently co-owners of Dream Finders Homes, separated from the company in 2013.

DUVAL COUNTY

Longfield Preserve

Developer: Dream Finders Homes

Location: Old St Augustine Road, just west of Euclid Avenue in Mandarin

Size: 54 homes

Dream Finders Homes is planning a new 54-home subdivision in Mandarin.

The project, Longfield Preserve, will be located on an 18-acre parcel on Old St. Augustine Road, immediately west of Euclid Avenue. The location currently is home to the Y Knot Ranch.

Riley Oaks

Developer: Hart Resources

Location: Brady Road, Mandarin

Size: 21 homes

Veteran developer Curtis Hart of Hart Resources is planning a 21-home subdivision on Brady Road in Mandarin.

The 8-acre site is located on the north side of the intersection of Brady and Flynn Road West.

Walton Hills

Developer: The Towers Group

Location: 7841 Hilsdale Road, Jacksonville

Size: 20 homes

The Towers Group is planning a 20-home subdivision on Jacksonville’s Southside.

The project, Walton Hills, will be on a 5-acre parcel on Hilsdale Road, between Belfort and Tiger Hole roads.

The Towers Group is developing the property as RKS of Florida LLC, led by managing partners Larry Towers, Steve Winhan and Sam Crozier.

The Towers Group also is the developer of Arbor Mill and Forest Hammock, both at OakLeaf Plantation in Clay County, and Oakridge Landing, in St. Johns County.

NASSAU COUNTY

Blackrock Park

Developer: Matovina and Co.

Location: Heron Isles Parkway in Nassau County

Size: 82 homes

Greg Matovina of Matovina and Co. is developing an 82-home subdivision, Blackrock Park, in Nassau County.

The project is located on a 60-acre parcel just south of Heron Isles Parkway and east of the Heron Isles community.

ST. JOHNS COUNTY

Stone Creek Landing

Developer: Kendale Land Development

Location: 3780 County Road 210 W.

Size: 44 homes

Developer Ken Atlee of Kendale Land Development is planning a 44-home subdivision with an amenity center in northwest St. Johns County.

The project, Stone Creek Landing, will be on a 33-acre parcel, across from the South Hampton Golf Club on County Road 210 West.
