Dream Finders to build headquarters in Bartram

Orange Park-based Dream Finders Homes filed a permit in April to begin construction on a three-story, 47,111-square-foot office building at 14701 Philips Highway, just north of Nocatee Parkway and Race Track Road.

Batey McGraw, vice president of land for Dream Finders Homes, said the site offers convenient access to Interstates 295 and 95, Florida 9B and Philips Highway, as well as to St. Johns County.

Dream Finders Homes expects to move into the building in early 2016. It employs 80-85 people.

St. Johns Town Center planner wins Landing redesign

Wakefield Beasley & Associates, a company that provided master planning services for the St. Johns Town Center, has won a bid from the Downtown Investment Authority to redesign the Jacksonville Landing, Downtown’s riverfront mall.

Chosen from a field of 14 applicants, the Atlanta-based Wakefield Beasley tied another firm for first place. The company was ultimately awarded the contract because it has a local office in Ponte Vedra Beach.

Wakefield Beasley is partnering with Pittsburgh-based Urban Design Associates, which has extensive work in waterfront projects.

The buildings for the Landing are owned by retail developer Toney Sleiman, but the city owns the land upon which they sit.

So, redevelopment is being pursued as a public-private partnership.

During design, Wakefield Beasley will work with Sleiman’s development team.

DIA has budgeted up to $100,000 for the design phase.

Pattillo seeks permits for spec NorthPoint projects

Stone Mountain Industrial Park Inc., owned by Pattillo Industrial Real Estate of Atlanta, applied for permits to build two industrial warehouses, totaling almost 650,000 square feet, at the NorthPoint Industrial Park.

The company is doing so to prepare, said Peter Anderson, Pattillo vice president of development and sales.

The company will build the project “if the market indicates demand for the space.”

Patillo in January planned another industrial warehouse on spec in the Westside Industrial Park.

IP Capital pays $3.6M for

former Comcast building

IP Capital Partners LLP in April paid $3.6 million for the former Comcast building at 6805 Southpoint Parkway. The company also owns the Aetna Building on the Downtown Southbank and One Imeson Center in North Jacksonville.

The 120,000-square-foot Comcast office building sits on almost 17 acres. IP Capital Partners President Jason Isaacson said the property is attractive for a tenant needing large a large floor plate and a high parking count.

Fort Lauderdale firm buys SunTrust Tower

Mainstreet Capital Partners, a Fort Lauderdale-based real estate investment company, paid $31.1 million in April for the SunTrust Tower.

The 23-story building is located at 76 S. Laura St.

Joe DiMario with Mainstreet Real Estate Services Inc. said the transaction was challenging because the building was split into office condominiums in 2005. Mainstreet’s goal was to buy all the pieces and put them back together.

The 383,239-square-foot SunTrust Tower was built in 1989. Mainstreet Capital said it will spend $1 million for significant capital improvements, including lobby, restroom and common area upgrades.

The tower is the seventh Downtown high-rise office building sold to investors since December 2013.
