Strong real estate market activity continued in August, with 2,271 homes changing hands in Northeast Florida, which is a 4.3 increase from a year ago.
According to the Northeast Florida Association of Realtors, there have been 17,923 home sales year-to-date in its coverage area. That is a 12.1 percent increase over the same time last year.
Median sales price for August was $171,320, up 7.1 percent from a year ago. However, it was below July’s median of $181,000 and June’s of $183,590.
Pending sales topped out at 2,649, a 26.1 percent increase from a year ago.
NEFEAR said sellers added 3,110 new listings in August, but inventory is still 15.6 percent less than a year ago and equates to 4.2 months on hand. A balanced market is considered to be five- to six-months of inventory.
Homes sold in an average of 75 days in August, 8.5 percent quicker than a year ago.
In addition, the bulk of sellers (94.5 percent) sold their home for their original listing price.
Landon Homes joins builders in TrailMark
Landon Homes is the newest builder in the TrailMark master-planned neighborhood being developed by GreenPointe Communities in St. Johns County.
Landon Homes will offer single-family one- and two-story homes ranging in size from 1,700-3,791 square feet and are starting in the $200,000s.
Landon Homes is a locally owned and with co-founders Dennis Ginder and Chester Stokes having more than 60 years of new home construction experience.
TrailMark, located near World Golf Village in northern St. Johns County, encompasses about 1,300 acres. Developers say its architectural design will capture the Old Florida style and celebrate its authentic North Florida location and history.
Construction is set to begin soon on the amenities and Welcome Center, with a planned opening next summer.

Davidson opening Jacksonville Beach office
Davidson Realty Inc. said its new office in Jacksonville Beach is expected to be open in November.
The agency plans to hire 10 Realtors for the office, which will be at 1500 Beach Blvd., suite 215.
The expansion follows sustained, regionwide market improvements in new listings and sales, as well as a recent boost in new construction in Jacksonville Beach, according to a news release.
A new office in the Julington Creek/Mandarin area is also planned for the near future.
The firm is interviewing Realtors for the Jacksonville Beach location as well as its headquarters in World Golf Village in St. Johns County.
Davidson has increased its agent base by nearly 20 percent since the beginning of 2015 and looks to continue hiring into the winter months, according to the news release.
Berkshire Hathaway partnering with Jags, Dreams Come True
Berkshire Hathaway HomeServices Florida Network Realty has a new partnership with Dreams Come True and the Jacksonville Jaguars.
During the past two years, Berkshire Hathaway has donated more than $60,000 to Dreams Come True, a local nonprofit dedicated to fulfilling the dreams of children with life-threatening illnesses.
Under the new partnership, Berkshire Hathaway will continue to donate a portion from every home sale to Dreams Come True.
The funds will support marketing and public relations efforts for Dreams Come True as well as Special Times with the Jacksonville Jaguars in conjunction with Dreams Come True. Special Times provides the dream child and his or her family a time to momentarily forget the realities of life-threatening illnesses.
“Special Times make it possible for us to continually support our children with meaningful experiences designed to brighten their day,” said Sheri Criswell, executive director, Dreams Come True.
Davidson closes first public contract in TrailMark
Davidson Realty Inc. has closed the first public contract in TrailMark, a new residential community in northern St. Johns County.
Davidson Realtors Jock and Leah Ochiltree closed the contract with buyer Daphney Jirau for a DR Horton home. The contract was only the second in the entire community, the first being a corporate sale.
The TrailMark community, which recently broke ground on its first homes, is slated to include up to 2,278 single-family houses spanning 1,300 acres.
DR Horton has 15 home models available for the community. Landon Homes is also a featured builder for TrailMark. The developer is GreenPointe Communities LLC.

Condo Group to represent The Palazzo on St. Johns
The Condo Group has been selected by Forge Capital Partners as its Northeast Florida partner to represent The Palazzo on St. Johns, a waterfront condominium community in Jacksonville.
The development features three- and four-bedroom waterfront condos starting in the low $400,000s. The Condo Group was established by Jacksonville real estate veterans Michael Bugg and Kathy Browning.

Apartment association’s food drive underway
The First Coast Apartment Association kicked off its annual canned food drive to help tackle hunger in Northeast Florida.
“As an organization we believe that what we do every day matters. The apartment industry strives to make a positive impact in the,” said Holly Fox, FCAA board member and co-chair for the community drive.
Collection boxes are being set up in apartment communities and offices to collect canned food for the Clara White Mission. Association members and community residents are encouraged to contribute to the cause.
Association volunteers will pick up donations Nov. 18-20. Cans will be delivered to Clara White on Nov. 21.
