ICI Homes has five move-in-ready new luxury homes under construction at Amelia National Golf & Country Club, ranging in size from 2,624 to 3,101 square feet.
Two of the homes available for immediate occupancy are:
• The Biltmore: A three-bedroom, three-bathroom home with a deluxe kitchen, expansive covered lanai and a three-car garage, priced at $452,800.
• The Egret V: A four-bedroom, three-bathroom home with a large open floor plan, priced at $446,210.
Amelia National Golf & Country Club features homesites on the community’s golf course, lake and conservation areas. The 14 floor plans are priced from $292,900 to $505,900, with opportunities for extensive customization.
The community is 10 minutes from the beach, 20 minutes from Jacksonville International Airport, 30 minutes from downtown Jacksonville and 40 minutes from the St. Johns Town Center.
An analysis by online residential real estate investment management firm HomeUnion shows a difference in price appreciation for investment homes versus owner-occupied homes.
February’s year-over-year median price for investment homes increased 5.1 percent, while the median price for owner-occupied homes rose 1.1 percent.
Median prices for investment homes were $185,500, compared to $236,900 for owner-occupied properties.
“Traditional home prices have peaked in light of stagnant wage growth and a lack of lower-priced properties available on the market,” said Steve Hovland, HomeUnion manager, Research Services. “Nearly all of the increase in investment home prices was in the cash sector, where there’s still significant demand.”
February’s home prices highlight the attractiveness of single-family rentals in an uncertain environment, Hovland said.
Since last August, when weakness in the global stock markets began to erase equity, investors have been repositioning their portfolios to hedge against uncertainty.
The Davidson Companies, which handles real estate development and sales in Northeast Florida, has launched a new real estate consultancy, Davidson Advisory Services Inc.
The firm provides advice on real estate programming, permitting, design, development, marketing and sales to investor groups, funding sources, developers, builders and operators.
Led by President Jim Davidson, the firm offers decades of project-tested expertise.
Davidson served as the World Golf Village’s original master developer from inception 25 years ago until 2012.
The leadership taem also includes Rick Pariani, vice president of design and development, and Sam Davidson, vice president of special operations.
A move-in ready home by elacora is available at The Bluffs on Plummers Cove, a riverfront community offering new homes in Old Mandarin.
The four-bedroom, three-bathroom Fairwater offers more than 3,400 square feet of living space and features a Craftsman exterior elevation. It includes a three-car garage.
Priced at $698,390, the home opens into a foyer that flows into the dining room, an open spacious family room and a gourmet kitchen and café overlooking an extended lanai.
The first floor has a guest suite with a private bathroom and an owner’s suite with a designer bathroom and a walk-in closet that opens into the laundry room.
The second floor features a game room, two additional bedrooms and a Florida basement.
The Fairwater is among six new single-family home plans available at The Bluffs on Plummers Cove, including four plans designed specifically for the community.
Homes are priced from the mid-$400,000s to $1.7 million.
KB Home announced its grand opening at Forest Hammock, a new home community in the OakLeaf Plantation area.
KB Home plans to build 80 single-family homes at Forest Hammock, priced from the low $200,000s.
The one- and two-story floor plans will range in size from 1,650 to 2,818 square feet and include up to six bedrooms and four bathrooms.
Design features and can be personalized to suit homebuyers’ preferences.
All KB homes are Energy Star certified, equipped with such features as dual pane, low-E windows, increased insulation and WaterSense labeled faucets and fixtures.
Forest Hammock’s recreational offerings include a pool, pavilion, playground, walking paths and volleyball and tennis courts.
Starling Senior Living is opening its newest assisted living and memory care residence at Nocatee. Starling at Nocatee will be at the community’s Town Center, east of Crosswater Parkway and Splash Water Park.
The community will offer 16 resident unit types, ranging from studios to two-bedroom units.
The large units will feature high-end finishes, including stainless steel appliances with full-size refrigerators, tile showers, stone countertops and decorative cabinets.
Restaurant-style dining will be available to Starling at Nocatee residents at a bistro/bar, outdoor country kitchen, main dining room and private dining room.
The community will feature activity rooms, an art studio, an internet lounge and a multi-purpose room.
Additional community amenities will include an outdoor lanai, fireplace and resident gardening area.
Construction will begin this spring and the residence will open in fall 2017.
More than 300 visitors got an early tour of six model homes and amenities under construction during Markland’s dusty shoe event.
Developed by the Hines team that developed Palencia, Markland is a 336-home master-planned community in St. Johns County off International Golf Parkway, just east of Interstate 95.
Starting prices range from $290,000 to over $650,000; home sizes will be from 2,100 square feet to over 4,400 square feet.
The community’s private homebuilders include Drees Homes, Providence Homes, Riverside Homes, Arthur Rutenberg Homes, Cottage Home Company and Dream Finders Homes.
Markland’s builders have already begun writing home purchase contracts with an expectation that the first phase of 164 lots will soon be committed to residents in waiting.
TrailMark, located near World Golf Village in northern St. Johns County, has three newly opened models ready to tour.
Landon Homes’ model, the St. Johns, features a pavered front porch and a garage located at the rear of the home.
The 2,570-square-foot, three-bedroom and two-and-a-half bathroom interior incorporates a soft color palette, whitewashed hardwood flooring and a gourmet kitchen with white cabinetry and stone accents. It also features an oak spindle staircase leading to a loft.
Landon Homes’ 3,395-square-foot Sarah model sits on a 70-foot lot and includes an expansive lanai and summer kitchen overlooking the preserve.
The four-bedroom, four-bathroom home features a premier kitchen with center-island, smoky wood plank tile flooring, ash Prescott cabinetry and quartz countertops. The second floor bonus room includes a walk-in closet and bathroom.
D.R. Horton’s 2,892-square-foot Destin II model features an exterior of shake and ledge stone accents blended with Old Florida-style architecture.
The home includes a three-car garage and chef-inspired kitchen.
The home’s color palette includes blue and green accent fabrics throughout, and the furnishing’s soft ash wood accents reflect a hint of driftwood.
Both D.R. Horton and Landon Homes also have several move-in-ready homes available now.
TrailMark’s Welcome House and Amenity Center is scheduled to open in the summer. It will include a lakefront Camp House, state-of-the-art fitness studio, a lagoon-style pool and sports courts and play fields.
The first phase of an extensive trail system also opens this summer. Future plans include a kayak launch along scenic Six Mile Creek.
Visitors can access TrailMark from Interstate 95 by taking International Golf Parkway southwest towards World Golf Village and past an intersection with State Route 16, where International Golf Parkway becomes Pacetti Road. Drive another 2.6 miles to TrailMark on the right.
Pulte Homes recently hosted an open house for its new 3,787-square-foot Mariner model at their community in Las Calinas, just off of U.S. 1 in St. Augustine.
Visitors toured two professionally decorated model homes — the Dockside and Mariner — and learned about three other home designs Pulte offers in Las Calinas.
Priced starting at $320,990, the two-story Mariner can be built with four to six bedrooms and two and a half to six full bathrooms.
Other features include a three-car garage, oversized owner’s suite, options like a loft with additional bedrooms and bath, a media room, a first-floor multi-generational suite and built-in kitchen appliances.
More than 140 home sites are available in the 440-acre master-planned community. Homes range from 2,162 to more than 4,200 square feet and prices start in the $250,000s.
