The Mathis Report: Walmart to remodel at River City; Dollar General, AutoZone, Family Dollar, adding stores

Retail notes: Surplus Warehouse is taking shape; Aerie by American Eagle intends to remodel space at St. Johns Town Center.

Walmart intends to renovate its River City Marketplace Supercenter at a cost of $500,000. 

It’s a full-store interior renovation referred to as a “2019 General Remodel.”

No contractor is listed for the project, whose architect is Cuhaci & Peterson of Orlando.

Plans show interior and exterior work that involves most of the store, including the pharmacy, garden and auto centers, restrooms, photo lab, Subway and other elements.

The 235,864-square-foot store at 13227 City Square Drive was built in 2006. Wal-Mart Stores East LP of Bentonville, Arkansas, owns the 18.13-acre property.

Dollar General, AutoZone, Family Dollar, adding stores

Dollar General, Family Dollar and AutoZone are adding two stores each.

For Dollar General, Concept Construction applied for a permit to build a 9,100-square-foot discount store on 1.91 acres at 14619 Yellow Bluff Road in North Jacksonville at a cost of $305,263. 

Concept Development LLC also received a mobility fee calculation certificate for a 7,500-square-foot store on 1.37 acres at northeast Bowden and Parental Home roads in South Jacksonville. Dollar General is not identified. The fee to mitigate the traffic impact was calculated at $67,382.

Family Dollar intends to build a shell structure for a new store at 2594 Sunbeam Road. HJB Construction Inc. is the contractor for the 8,320-square-foot store on 1.79 acres at a cost of $437,250. 

Family Dollar also intends to remodel 10,344 square feet of space at 1022 Dunn Ave. for a new store.

AutoZone will build retail stores at 1286 Dunn Ave.  and at 13759 Beach Blvd. 

HJB Construction Inc. is the contractor for the Dunn Avenue project at $699,098 project and for $525,000 for the Beach Boulevard location. The city calculated a mobility fee of $30,126 to mitigate the traffic impact for development of the Beach Boulevard location.

Retail notes

Surplus Warehouse is taking shape at Regency Park Shopping Center. The city issued a permit for landlord build-out for a tenant in 31,807 square feet at 9400 Atlantic Blvd. at a project cost of $330,000. The Arkansas-based company intends to lease space next to the Bealls Outlet. Surplus Warehouse describes itself as a deep-discount home improvement supplier. Surplus Warehouse operates 54 stores in 12 states, according to its site. Its four Florida stores are in Apopka, Fort Walton, Panama City and Pensacola. The retailer is part of E.C. Barton & Co. of Jonesboro, Arkansas.

• Rettner Manager LCC bought Palmetto Point at 14035 Beach Blvd. for $6.525 million. Rettner, through 14035 Beach RMR LLC, bought the property Sept. 27 from John C. Cothran of Greenville, South Carolina. Standard Insurance Co. issued a $3.9 million mortgage. The almost 15,000-square-foot shopping center was developed in 2016 on 1.63 acres. It is anchored by The Loop Pizza Grill, Taziki’s Mediterranean Café and Cold Stone Creamery. Cothran bought the property in 1999 when Golden Corral was building there and did a sale-leaseback. When the restaurant closed, Cothran decided to develop Palmetto Point. Rettner Building Management Corp. of Ponte Vedra Beach is the agent for Rettner Manager LLC, based in New Rochelle, New York.

• Aspen Dental will lease space at 10502 San Jose Blvd. in Mandarin in the building developed at the former Applebee’s, which was demolished in 2014. The city approved a permit for PauLon Construction Management Corp. to build-out 3,750 square feet of space for Aspen Dental at a cost of $293,363. The building is designed for retail and restaurant use.

Bailey’s Health & Fitness will build-out in the Jacksonville Regional Shopping Center at 3000 Dunn Ave., No. 2. Y2K Construction Services Inc. is the contractor for the 19,986-square-foot project at a construction cost of $500,000.

The Good Feet Store intends to open at The Strand at Town Center. The city is reviewing a permit application for a $120,375 build-out of 1,465 square feet of space at 4906 Town Center Parkway, No. 108, by Lighthouse Construction of North Florida LLC.

Aerie by American Eagle intends to remodel space at St. Johns Town Center at a cost of $304,000. The 3,800-square-foot store is at 4790 River City Drive, No. 125. It appears to be moving from No. 131, where Soft Surroundings has leased space.

Ulta Salon, Cosmetics & Fragrance Inc. applied for a certificate of use for a 12,000-square-foot store at 4397 Roosevelt Blvd. in Roosevelt Square.
