Nocatee developer says Chick-fil-A not a certainty

An engineer for the Atlanta-based company asks JEA about service availability for a restaurant in the St. Johns County neighborhood’s retail hub.

While JEA is reviewing a service availability request for Chick-fil-A in Nocatee, the developer of the residential and commercial center says that does not mean a deal is done with the Atlanta-based chain.

JEA is Jacksonville’s utility that extends service into parts of neighboring counties, such as St. Johns, where the bulk of Nocatee is being developed.

“A JEA Service Availability request is used to determine the utility services that are available for a specific property and is often done during site evaluation,” said The PARC Group CEO Richard Ray in an email Oct. 25.

“A significant number of requests for JEA availability never result in a completed project since the request itself is independent of a completed business transaction,” he said.

“Based on the JEA request by Chick-Fil-A’s civil engineer, reporting that a Chick-Fil-A is ‘coming to Nocatee’ is inaccurate at best and does nothing but set up the residents for a large disappointment if a restaurant is not built in Nocatee,” he said.

The Daily Record reported Oct. 24 that JEA is reviewing a service availability request for a 94-seat, 5,399-square-foot Chick-fil-A on 2 acres.

The location details in the JEA service availability request show it east of Crosswater Parkway and south of Nocatee Parkway, north of 355 Pine Lake Drive. 

A preliminary sketch plan shows 62 seats inside an 32 on a patio. It would have a double drive-thru. The site is 2 acres.

Bowman Consulting Group Ltd. is the civil engineer.

The project description for Chick-fil-A Nocatee is “construction of a 5,399-square-foot fast food restaurant with associated parking, drives, canopies and utilities.”

A Daily Record headline said Chick-fil-A and The Goddard school are coming to Nocatee. That headline was updated to reflect Chick-fil-A is in review.

The Goddard School announced it will open an early childhood education franchise in Nocatee in 2024.

Atlanta-based Chick-fil-A has 19 restaurants in Northeast Florida as well as a presence in The Avenues mall and on the campuses of Flagler College, Jacksonville University and the University of North Florida.
